What is the most important fundamental question about the floor plan summarized in 130 characters?
The floor plan is basically fixed, but for noise (street) and privacy reasons, we want to mirror the whole house so the garage, front door, bay window, house, and terrace are positioned from west to east.

Unfortunately, this has sparked many discussions because the plot was gifted to us by family whose house behind is slightly elevated (about 3m (10 ft), on the north side). They fear their house will no longer be visible from the south if we move the garage to within 2–3m (6.5–10 ft) of the western boundary. However, if we move it back 6–7m (20–23 ft) to where the current house corner is, there is about 80m² (860 sq ft) of "wasted space" between the boundary, street, driveway, and garage. Do you have any ideas on how to make use of this space or avoid it altogether without compromising the rest of the design?

The images still show the old version, as we will only redesign once we find a solution...

Thank you very much!

It's quite simple: the kitchen layout was created using Alnoplaner, and the floor plan adjustments were done with Corel Draw. Corel Draw offers measurement capabilities, allowing me to scale the JPG of a floor plan drawing accurately for precise measurements. Then, areas are simply covered with white overlays, wall sections are cut out, and repositioned as needed.

When I plan a house entirely from scratch, I use Virtual Architecture Professional, which is about 6 to 8 years old and has been acquired by someone. The furniture designs aren’t very modern, but that doesn’t matter since the focus is on floor plan planning.

The trick is to choose the base cabinets on the kitchen side without a back panel. [...] When buying the domestic hot water tank new, place it right there from the hallway.

That does have a bit of a built-in-home-appliance feel to it.

How should the south-facing access to the front door be designed then?

Simply straight on from the south, or if you prefer, with some bends.

Played around a bit more with the garage:

I still don’t quite understand the comment about the turning radius; on the plan, it looks like something for A4 convertibles or similar, so definitely not for something with three axles.

Ok.

Also roughly sketched the maneuvering area. The driveway should be just under 650 cm (about 21 ft 4 in). There’s still about 4 m (13 ft) left to the east... would that be enough for you?

Good morning everyone,

I showed this exact image to the planner, and we’re going ahead with it as is. The only concern remains the hip roof over the extension/garage, but it should work out. We have now also moved the door for the workshop to the driveway side. The driveway will be 7.5 m (24 ft 7 in) long, and we will probably excavate a bit deeper into the terrain to make it reasonably level.

I’ve prepared something rough for you:

The easiest solution would be to extend one side of the main house’s hip roof over the garage (top illustration). However, the rooms on the upper floor on the left side of the plan would then have no facade windows. So, step two: this side of the roof creates a step at the eaves height of the main house, and then continues—considered on its own as a kind of shed roof—so that in the “set step” of this transition, the upper floor windows can be placed. This should work, provided that on this side of the house, floor-to-ceiling windows are avoided on the upper floor.

Two floor plans of a house with garage, terrace, and color-coded zones.

I went to the designer with exactly that picture, and we are going to do it exactly like that now.
I think it will turn out great. Will we get some pictures later in the house photos thread?

@11ant
Sorry, I didn’t quite understand that. I don’t see why you can’t just build two hip roofs like before; the ridge just needs to be moved back a bit.

@kaho674
Maybe next year then.
