we want to build:
1 bungalow of about 150 m² (1600 sq ft), with a finished attic to be used as a separate apartment.
We have purchased a 600 m² (6500 sq ft) plot of land. Our budget is:
250,000 euros for the house, 65,000 euros for additional building costs including carport and landscaping.
Our requirements: heat pump, underfloor heating, electric shutters.
Will our budget be sufficient?
Who would you recommend working with?
We are almost indifferent between a solid (masonry) house or a prefab house!

This is still hardly answerable because I don’t know if it’s an L-shaped bungalow, how the upper floor for the granny flat is supposed to be designed, what energy efficiency class, etc. You are a bit sparing with details while looking for answers 😕
From experience, I would tend to say that 250,000€ is hardly sufficient for a solidly constructed bungalow (not even close), and definitely not for a prefabricated house.
For the desired property, your plot would need a building envelope of at least 17 x 13 meters (56 x 43 feet) to realize 150 square meters (1,615 square feet) of single-level living space. Due to the resulting size of the foundation slab and roof area alone, you can calculate about 250,000€ as turnkey costs for a KfW 70 efficiency house. Then the finishing of the upper floor would be added: installation of a staircase, construction of bathroom and kitchen, living/sleeping area; I would estimate an additional roughly 55,000€ ± 5,000€. So overall, we are talking about an investment volume of approximately 310,000€ for the house plus 30,000€ typical ancillary construction costs plus an amount “x” for extras and external facilities.

Our plot measures 24m by 27m (79ft by 89ft), so we still have some garden space left.
We would like to build smaller, but we have to include a granny flat because we need to accommodate my mother-in-law.
We want to build to KfW 70 standard.
We have a budget of 320,000 euros for the house and additional building-related costs.
In my calculations, I assumed 250,000 euros for the house itself and the remainder for ancillary costs such as building permits / planning permission, a carport, etc.
Do you have any other ideas? I’m running out of options to find a reasonable house design with a granny flat. Usually, the living areas (living/dining and kitchen on the ground floor) are quite small (at most 40-45m² (430-480 sq ft)) if the granny flat is also on the ground floor, while the bedrooms and bathroom upstairs (or on the first floor) tend to be too large.
We would be very grateful for any suggestions.

Yes, we are quite overwhelmed.
The fact is, we only have about €310,000 (approximately $335,000) available, and that has to cover both the additional construction costs and the house with a granny flat.
Somehow, we thought this should be possible.
What would it look like if we moved the granny flat down to the basement?
Just a regular single-family house with about 130m² (1400 sq ft) of living space and that’s it.
We have already paid for the plot of land (€150,000).
