I am planning to build a semi-detached house in the Ruhr area. After reading several discussions here about costs, many of which were very informative, I wanted to ask if you could provide a cost estimate for our small home...
As a layperson, it is quite difficult to realistically assess the price quotes.
Basic details:
Semi-detached house with 2 full floors
Hipped roof (not converted into living space)
7.6m x 10.7m external dimensions
Brick-faced facade
KfW 70 standard or better
Basement (watertight shell)
What costs (turnkey) are realistic?
How much extra does the basement typically add?
I can estimate the additional costs (land, purchase, temporary power supply, landscaping, garden, etc.) fairly well—please only estimate the costs for the house itself. Thanks ;-)

Without painting and flooring, the price should be around EUR 210,000.
About EUR 35,000 plus the cost of additional waterproofing for a watertight basement, approximately EUR 5,000–6,000.

So the prices the providers gave us are actually realistic after all...
(All around 200k)
About six months ago, I requested a "hypothetical" quote for a detached single-family house (without a basement) – that was 150k back then.
After we found a plot of land, we wanted a concrete offer again – the same provider now quotes 195k for a semi-detached house (living area almost the same, layout the same) with a basement...
45k just for the basement seemed really high to me... 🙁

Not necessarily, it depends on what kind of "basement" construction they offered you and which services (for example, earthworks) are included in that price.

I have a (cost) question that maybe you can help me with again 😀
I wrote that we *have to* build with a basement...
The reason is that the other semi-detached house is being built with a basement, so we have to support our half at the foundation level of the neighbor’s basement – or in other words, we have to build a basement too...
But I still don’t like the idea of a “basement” 🙁 (A basement is the most expensive storage room in the world)
Can you give me a rough price estimate for supporting the foundation instead of building a basement?
Or the total price if we don’t build a basement at all?!

Between EUR 8,000 - 10,000, depending on the existing conditions and soil quality. For the price without a basement, you can deduct the basement costs mentioned in the previous reply.
No one _has to_ build with a basement; it is always a matter of weighing the pros and cons and personal preferences 🙂
