We are currently in the intensive planning phase of our future home and are open to your tips and suggestions for improving the floor plan.

What do you like most? Why? Main entrance from the front, passage to the garage, large kitchen, upper floor
What do you dislike? Why? Ground floor, living area should be more spacious — possibly a different staircase shape/location? Concern that there may not be enough space for sofa etc.

Price estimate according to architect/planner: 340,000 EUR

Well, if it weren’t for the garage, I would place a window on that side and then the sofa could go against the west wall. But as it is, it’s actually difficult.

That’s exactly why we discuss it here: to avoid repeating all the mistakes.

As I said before: the south side needs more windows. I would swap the living room window with the narrow window in the center of the south facade. That way the living room has enough space for furniture. Even if people like to position the sofa centrally, as IKEA often suggests, you might want to place it against a wall later on.

Overall, I think this plan loses too much space and window area on the south-facing side of the house. The living room feels too narrow due to the staircase position, and the garage causes a lack of windows on the right side of the plan. There is enough natural light, but the options for arranging furniture are limited, as is the sense of space. It looks more like an unloved TV corner than a cozy retreat to relax after work.

I would suggest redacting the personal information of the builder and architect from the attachments....

What ceiling height do you have in the attic, especially the headroom height at the staircase?

Small building plot – is it fully utilized? 9.5m (31 feet) width or depth? What are the overall external dimensions of the house?
