ᐅ Choosing a Plot for a Semi-Detached House – Which One Would You Choose?

Finally, the time has come for us too!
A new housing development is being created in our town, and we would like to apply for a plot of land there. Currently, we have two plots in close consideration; please see the attached images (parcel 2626 and 2627). The plots are intended for building a duplex. I have a few questions and would appreciate your advice.
1. Which plot would you prefer and why?
2. How do you see the shading, especially in the afternoon/evening, once the neighboring buildings are completed? We like to spend time in the garden in the evenings (after work).
3. Do you see any disadvantages with the long, narrow “pipe-shaped” plot?
Are there any other points we should consider?

I don’t see a choice between two different plots, but only between the left or right side of the same semi-detached house.
Not additional points, but completely different ones: first, the partner has to be the right fit. You with and the semi-detached partner without a basement but building before you would be the worst scenario. Second, I wouldn’t recommend—even to my worst enemy—planning a semi-detached house with “each partner choosing their own architect.”

I wouldn’t choose any of them because the building envelope is so awkward that it ruins the entire garden...
Overall, I think the shape of the plot is fine. I would probably go for the one on the left, but in my opinion, the house would need to be positioned right next to the parking space, otherwise, there won’t be any garden left at the back... really unfortunate.

I had imagined that after purchasing, both buyers would select an architect together, someone both parties can agree on. Is that really such a problem?

I find the layout a bit unfortunate, a long driveway and somehow waste of space with the garage/parking spot standing alone up front.The access would indeed be via Eckenbachweg. I understand your point. Is it possible to have such a plan changed later on, for example moving the parking spots?

Nowadays, people building semi-detached houses rarely fully understand this type of construction. They are usually individual builders who simply don’t have enough budget to buy plots that allow proper setback distances on both sides. Even deciding whether to hire an architect at all is a contentious issue. Take a look at builders’ forums: the majority—especially those with very limited land budgets—believe that hiring an architect will ultimately cost the money they want to spend on extras, and they think the builder’s planner comes free of charge.

I see no better choice here than picking between the lesser of two evils and clearly recommend continuing your search. Also, take a close look at the land use specification form!
It’s best to reflect again on what a semi-detached house really means. In my opinion, this is clearly a developer-style housing form.
