I have now received an initial offer for my new construction project and am generally fairly satisfied with a first overall turnkey price of âŹ370,000 (approximately $400,000), including flooring and painting work. However, I consider several of the individual listed items to be quite expensive. I would really appreciate a brief assessment.
The offer is for a Tuscan-style house with a basement, two bay windows (ground floor only), an additional covered area over both bay windows plus the terrace, and two prefabricated garages. Living area is 145 + 75 sqm (approximately 1,560 + 810 sq ft) of usable space. Unfortunately, the detailed cost breakdown is not very specific, so I need to discuss the offer further with the supplier before making a decision here.
Right now, I am particularly interested in the costs for the optional heat pump and underfloor heating:
The heat pump (Alpha Innotec, 800-liter (210-gallon) thermal storage tank, 6 kW heating element, outdoor installation) is quoted at an additional âŹ28,000 (approximately $30,000) compared to a gas heating system.
In return, the underfloor heating line item of âŹ13,000 (approximately $14,000) would be removed because it would be included with the heat pump.
Personally, these prices seem very high to me, so I would like to hear your opinion. Is this realistic for the given living area?

You have to calculate which option is cheaper in the long run: gas or electricity. Also consider which one requires more maintenance, etc.

It doesnât relate specifically to your construction project. I forgot to mention that itâs an air-to-water heat pump. Unfortunately, I donât have detailed information about the heat pump since the quote only states it as above. But that kind of orientation was exactly what I needed. Thanks.

The additional cost is simply outrageous. As tox mentioned, you can get a brine-to-water heat pump for that price with a good deal. But not as an extra cost, rather as the complete system.
Where is the credit for the boiler, solar thermal system, and gas connection?
