We only realized today that, according to the contract, the interior walls in the basement (Ytong) will not be plastered. Somehow we overlooked this or, as inexperienced homeowners, did not expect them to leave a “bare” Ytong block wall in the basement. Especially since there are still gaps between some of the Ytong blocks. We’re not exactly perfectionists, but we would simply prefer a plastered wall that we can paint if needed.

Question: The basement is currently completely built. Does anyone know if: a) the walls will be handed over as they are now, or if any further treatment will be done (e.g. to fill the gaps), and b) what approximate costs I can realistically expect if I hire a plasterer to do this? The area is about 60 sqm (650 sq ft).

We would like to resolve this before the electrician installs surface-mounted wiring.

Ask the masons with a tip to mix a bag of waterproofing slurry and apply it to the basement walls. It looks like a brush-on render, which is fine for basements. They will mortar the gaps between the stones afterwards. K.

Our offer is €15 per square meter (approximately $14 per square yard) for plastering with lime gypsum plaster. We are referring to wall surface area, not floor area.

Here in Bavaria, the price is 16 euros per square meter (E/m2) for lime-cement plaster (gypsum plaster could cause problems with moisture). By the way, plaster is charged based on the square meters of wall surface, not floor area—so be careful, since 60 m2 (645.8 sq ft) in your case will most likely be the floor area of the basement.

That’s why a waterproof slurry is used, which is then coated with white paint. This is sufficient for basements.

No, it is actually the wall area. We have a semi-detached house. Most of it is exterior wall. We have 3 basement rooms. The 60 m2 (650 square feet) figure is about right.
