ᐅ Single-family house with 1.5 or 2 stories – Is there an extra cost for multiple floors?

Hello everyone,

My wife and I are planning to build a single-family home and would really appreciate any tips and help.

I have a few general questions regarding costs.

We are considering a 1.5-story house with a rectangular footprint without any ornaments or extensions, approximately 10 x 13 meters (33 x 43 feet), with a foundation thickness of about 80 cm (31 inches). Alternatively, a two-story design might also be an option, in which case the footprint could be reduced to around 10 x 11 meters (33 x 36 feet).

Is there a rough estimate of the additional cost for building a two-story house in this case? Would it be around 20,000 €?

Planned features include a ventilation system and insulation roughly equivalent to KFW 55 standard (heating costs are quite high in our region, so good insulation makes sense).

We have also considered including integrated roller shutters; what would be the average additional cost for these?

Region: Husum, Schleswig-Holstein

Roof pitch: 35-48° for 1 story, 22-35° for 2 stories, permitted as gable, hip, half-hip or shed roof

Plot size: 611 m² (6579 sq ft), west-facing

Soil: completely flat, 40 cm (16 inches) of topsoil, below that sand/gravel (according to nearby boreholes). The main challenge is surface water/drainage.

Exterior walls are planned to be brick-clad.

We prefer solid construction (masonry), but I am open to suggestions otherwise.

Not much, actually. Some will even build the villa for you at no extra cost or cheaper. What does the building permit / planning permission say?

So, definitely no flat roof. Do these specifications all refer to the same plot, or to different lots within the same development plan?

By that, do you mean a plinth under an elevated ground floor or a knee wall for an attic?

Reducing the footprint that a full story allows significantly contributes to keeping the costs roughly in the same range.

The data is the same for the entire development plan. Only the required roof pitch differs between one- or two-story construction.

I mean a knee wall, sorry for the confusion, this is my first time building a house.
