House design
Designed by:
- Planner from a general contractor: GC according to our requirements
What do you particularly like? Large hallway, master bedroom “soundproofed” from the children’s rooms
What do you dislike? Why? Bathroom still too large, enlarge master bedroom. Walk-in closet with only one door and separate entrance to master bedroom.
Price estimate according to architect/planner: 290,000
Personal price limit for the house, including equipment: Pure house cost GC: 280,000 EUR
Preferred heating technology: Gas with underfloor heating

If you had to give up on details/extensions, which ones?
- Could you give up: Velux window in the bathroom, sauna
- Could not give up: Walk-in closet

Why has the design turned out as it is? For example:
Standard design from the planner? --> Visiting show houses, the modified floor plan feels open and friendly
What makes it especially good or bad in your opinion? Separation of master and children’s rooms. Large living and dining area. Large hallway.

What is the most important / fundamental question about the floor plan in 130 characters?
Are the children’s rooms too small? Is the bathroom too small if the master bedroom has its own entrance door?

There is no cloakroom on the ground floor.
There is no clear separation between the dirty area, staircase, and toilet. You often have to walk through the dirt in the entrance area with slippers or socks.

Upstairs, I find the kids' rooms relatively small compared to the walk-in closet.
The walk-in closet faces the garden with the view, while child 2’s room overlooks the neighbor.

Where are you planning to install the second door in the bathroom?

The upstairs somehow feels careless and cramped. The walk-in closet gets the prime side, and the bathroom is pieced together just to fit everything in somehow.

--> Interesting point, this is something we have already thought about. Do you have specific suggestions for improvement? See next point regarding the walk-in closet.

Where do you want to install the 2nd door in the bathroom? --> There should be no additional door in the bathroom. The sliding door between the walk-in closet and the master bedroom will be removed and replaced by a door from the master bedroom to the hallway --> this reduces disturbance for the remaining adult when someone is dressing. Additionally, this would allow us to place the children's wardrobes in the walk-in closet as well.

Somehow the upper floor feels uninspired and cramped. The walk-in closet gets the best side, the bathroom seems pieced together, just making sure everything fits in.

--> What do you mean by "pieced together"?
--> How do you think the upper floor could be made more open?

We have already considered removing the walk-in closet and positioning both children’s rooms on the garden side. Then both would have a garden view.
We, the parents, would move into child 2’s room. However, our room would then share a wall with the children’s room again.

Coat storage in front of the stairs.
Either use a different staircase design or add a small entrance area. However, this would affect the facade and the look of the gable.
Maybe someone else has another idea.

Take a look at the bathroom. It has so many corners and everything feels cramped.

I like the idea of combining the two children’s rooms facing the garden and the walk-in closet.
Then move the walls of the bathroom and child’s room 2 toward the garden. This might make space for a sauna in the bathroom, and the current sauna area could be used for storage.

In my opinion, a full wardrobe along the children’s bedroom wall absorbs a lot of sound. Doors are not soundproof; they only reduce noise.

The location of the chimney inevitably brings to mind the shortest carpenter's joke ever: "Replacing the ridge beam" *grin*

Unfortunately, I don’t quite follow you, but the chimney will not be enclosed since we won’t have a stove. The drawing will be updated accordingly.
