ᐅ Purchase Bathroom Fixtures Yourself and Include Them in Your Home Loan Financing

Hello everyone,

we are about to start building our new house. One of the first steps was visiting a bathroom showroom, after which we received a quote for €11,000 over the original offer from the plumbing company. The fact is, the initial quote for both bathrooms was only €2,500, which is obviously completely unrealistic. On top of that, we chose very expensive sanitary fixtures and furniture. We confronted the plumbing company a bit because it’s really unfair to submit such low quotes and put the homeowners in a difficult position—especially since we didn’t have a detailed breakdown of the first offer and simply didn’t know better.

In the end, we agreed with the plumbing company that we will purchase all the faucets, bathroom furniture, etc., ourselves, and they will install everything for an hourly rate, or we might even do it ourselves in the end. This results in a total saving of about €3,000 to €4,000, which is quite significant.

My question now is: since I have to submit all invoices to our financing bank, can I include an invoice from, for example, Reuter.de? I think it should be possible, but I haven’t been able to find clear information online. This would be for faucets, sanitary fixtures, bathroom furniture, etc.

All this is way too complicated... there’s always the home improvement store and the internet... that’s worked well for me.

I definitely would have ended up with problems.
- We didn’t want hardware store products. That comes down to personal preference.
- Putting together all the necessary connection kits, sealing tapes, and so on—I wouldn’t have managed that myself. That’s why specialist retailers were the right choice for us. I agreed with the installer that absolutely EVERYTHING would be ready when he started the installation.
- Assessing the quality of what’s offered online, especially in such quantity and in the available time, was something I couldn’t have handled.
- We visited a total of four bathroom showrooms to know what we wanted. So trying things out in person was definitely helpful. With each visit, our list of items became more specific, and in the end, we had them prepare quotes based on that.

Everyone has their own personal preferences and prior experiences. For the next house, I’ll need less support when choosing everything...

@cschiko We chose the Ikea Godmorgon series for the guest bathroom. It looks really nice and is also of sufficiently high quality. Overall, this saves us more than €500 on standard furniture from specialist retailers.

The €5,500 was only for the sanitary fixtures and their installation. Everything else will be calculated separately.

Thanks to everyone so far. The furniture we looked at we did find at the hardware store, but it is very high quality and exactly to our taste. Of course, it’s considerably cheaper online.

As for all the fittings, fixtures, etc., we were lucky that our general contractor agreed to review our online shopping cart to make sure nothing was missing.

And the toilets definitely have visible screws but are rimless.

My concern was that our bank might object when we submit the invoices.

One more question on this: who takes over the warranty, and from when?

Our bathroom specialist said we are welcome to buy the materials ourselves, but then he won't be liable...

If the water comes out of the wall, can he then say: well, my piping was fine, the homeowners must have connected something incorrectly...?

How do you handle this?

Oh dear. Warranty. I understand that the original poster is only installing the sanitary fixtures anyway. Usually, it’s quite clear whether the problem occurs inside or in front of the wall...

Every bank is different. But with ours (a large blue one), we submitted almost $15,000 worth of receipts and invoices from all sorts of places (like hardware stores, various online shops, etc.); machine rentals, tools, materials. It was a huge pile. Payments were made without any issues.

Well, the famous third-party materials... in our case, everything except the bathroom furniture came from the plumber.
