Hello everyone!

As some users have requested before, I’m now starting a new thread with the current planning of our detached house, which is about to be finalized.

These are the preliminary drawings for the building permit / planning permission application, and I have one last chance to review them and point out any issues.

It still seems to me that there is less than 1.20m (4 feet) of space between the two wardrobes in the dressing room. Or am I seeing this wrong? Apparently, the rooms on the left and right were overlooked and not adjusted accordingly.

Two Velux ceiling spotlights are still planned to illuminate the upper floor hallway.

In the basement, on the right side in the upper room, a window similar to the one on the left basement side is an option.

We still haven’t decided on the T30 fire-rated door to the garage, even though it is shown in the plans. Most likely, for safety reasons and the limited use of the kitchen at the other end of the house, we will eventually forgo it.

User 11ant pointed out that the right window in child’s room 2 is suboptimally positioned. However, this could still be changed after submitting the building permit / planning permission application. Our architect thinks moving the window to the left would negatively affect the house’s exterior appearance. We’ll have to see about that.

They probably made a miscalculation somewhere beforehand and now don’t want to pay the price. He suggests that it might not even be possible to implement the proposed gas/solar system in compliance with the energy saving regulation. We’ll see how the builder will handle the situation.

We have meanwhile decided to have the T30 door from the garage to the house installed after all. Accordingly, we would also need an arming switch for the intruder alarm system as well as ideally an Ekey solution like at the front door. The only question is whether something like that is even possible with a T30 door. I will clarify that tomorrow. The electrician is a bit skeptical.

But otherwise, such a door makes no sense. If it’s going to be a door, it has to be a fully functional home entrance. And then it must be possible to arm and disarm the system.

From the EMA installer. He said you could manipulate the arming process. The garage doors are connected to the alarm. He suggested delaying their alarm trigger by 50 seconds, so there is enough time after parking the vehicle to use the eKey at the T30 door to disarm the system. Until now, I couldn’t even imagine using an eKey solution at the T30 door—or didn’t know it was even possible. And if you don’t have a full house access at this point, it doesn’t make any sense. I will be leaving the house there, so logically I want to arm the system at that location, not have to walk all the way back to the front door.

I need to talk to the supplier of the T30 door later to see if this is actually possible. The general contractor isn’t sure about it. If it isn’t possible, the door will simply be bricked up. Maybe it turns out the EMA installer underestimated the complexity.

Wow, having to go to the door within 50 seconds is quite demanding.

You can’t even finish listening to a song you like in the car. Then, the woman has to walk to the door and back to the car to grab her handbag or the groceries.

I also imagine it’s great when a child in the back seat has been crying the whole time, and you still have to go to the door first so the alarm system doesn’t go off. No stress should come from that...
