House Design
Who Designed it: Architect from a construction company
What Do You Like Most? Why? Side driveway to garage, direct access from garage to house, separate apartment concept, open ground floor design, upper floor is perfect in our opinion, gallery
What Do You Like Least? Why? Living/dining area is somewhat too large (wife worries it may be hard to arrange cozily), bedroom window position in the separate apartment is tricky, (north entrance → long access route for guests)
Preferred Heating System: Air-to-water heat pump + photovoltaic system + battery storage

If You Have to Cut Back, On Which Details / Extensions
- Can be cut: Office on upper floor, a few square meters in living/dining area
- Cannot be cut: Remaining room program

Why Has the Design Turned Out As It Is Now?
The room program was provided by us. Furthermore, many requirements and the plot itself influenced the design.
Why Was the Drawing Created in Sweet Home 3D?
The architect’s design is drawn to scale but not dimensioned, so I transferred it to SH3D.
What Is the Most Important / Fundamental Question About the Floor Plan, Summarized in 130 Characters?
What do you think of the floor plan? Any ideas on how to make the large living/dining area feel cozier?

Just like that, or are you still looking for ideas for your own building project?

As a suggestion, although we have already finished the planning phase.

Unfortunately, the plans still contain one or two small errors.

Yes, I would change one minor detail: specifically, shift the children's room doors by the depth of a closet. On paper, this makes the rooms slightly smaller, favoring a hallway that doesn’t really need the extra space, but in practice, it improves the furniture layout and thus the perceived room size.

What benefit could it still provide then?

Looks good. Thanks for posting it again.

@11ant It’s nice to see feedback and the outcome of the discussion in the end. I often find that missing here, which is actually a sign of appreciation for those who took part in the discussion. Or am I wrong?

What usually happens with the final plans is exactly what is happening now: improvement suggestions keep coming up. Or, if not many changes are accepted, people keep emphasizing how resistant to advice one supposedly is. That’s why I only followed the forum during construction — after that, no more changes were possible, and posting a short excerpt helped to avoid lengthy discussions.

But you have to keep that in mind, between all the remaining tasks and the need for rest...

(By the way, I would shift the wall between the children’s rooms according to the plans, so that both rooms are more balanced in size and the fireplace doesn’t stand alone in the middle. There are also a few things I would do differently personally, but I really like the overall layout!)

11ant only made one remark regarding the floor plan. The rest was related to Karlstraße.

To the original poster: I don’t think the floor plan is bad. As Maria16 pointed out, I would also adjust the children's rooms while taking 11ant’s comment into account.

No, I think you’re absolutely right. I’m a moderator elsewhere myself and I also “like” it when someone comes back after months just to report what happened. As haydee already explained: my question was specifically about Karlstraße.

Yes, that’s frustrating. If the ruling is scheduled after the lunch break, you shouldn’t want to go back to gathering evidence. On the other hand: the game isn’t over until the last roof tile is on. You can still intervene before then, and that is also being done—even though many homeowners haven’t heard of technical building regulations yet and think the submitted plan is the final word (with no chance to change anything). Arifas moved the parents’ bathroom door and the sink. Those are minor details, but you will be very glad to have changed them later on. And that’s also how I...

and keeping in mind 11ant’s advice.

… deliberately mentioned that advice only in this context because it’s a change with minimal effort but significantly increases the number of possible furniture arrangements in the children’s rooms.
