Hello everyone,
I have now received the first offer for heating / plumbing / ventilation systems. Additional quotes are on their way but are unfortunately still taking some time.
Here are some basic details:
- Construction location: Bavaria
- Single-family house with 160 sqm (1720 sq ft) living area (ground floor, upper floor) plus basement (approx. 55 sqm (590 sq ft) heated)
- Air-to-water heat pump
- Central ventilation system
- 3 bathrooms (guest toilet, children’s bathroom, master bathroom)
The offer I have received is as follows:
- Heating, underfloor heating, pipework, thermal insulation: €34,200
- Sanitary rough-in installation: €12,800
- Ventilation: €16,500
In total, this trade would cost about €63,500.
As mentioned at the beginning, this is my first offer, and I would like to tap into your experience to better evaluate the price.

This has already been discussed in the forum... there is definitely no central ventilation system available for under €10,000 (about $10,700), at least in Bavaria. It might be different in Mecklenburg-Western Pomerania if someone has too much time and offers you a special price, but not here where everyone is building.

.Well, it was about an offer from the heating specialist... they certainly wouldn’t offer Ikea...
And of course, at first glance, it’s not comparable... to continue with my metaphor: I can’t compare prices of a Porsche and a Fiat and then complain about the price differences...
But what surprised me was that they chose visually and qualitatively similar products... for example, built-in fittings, an oversized acrylic bathtub, a shower from Rechtsanwältin, rimless toilet bowl, and so on...
And then there’s a 10,000 euro (about 11,000 USD) difference between the offers...
For me personally, it wouldn’t matter if it’s V&B or Keramag or whatever—the price/performance ratio should be right...
And if I tell my bathroom planner: I have a good budget but I’m not a millionaire, then they should help me choose accordingly, not just stand there and obediently take notes when I decisive pick the Lamborghini...
There should actually be a clear: “unfortunately, this is out of budget”...

I purchased the shell components there and installed them on the precast concrete ceilings according to the instructions.
