ᐅ Is an offer for heating, plumbing, and ventilation really this realistic?

Hello everyone,

I have now received the first offer for heating / plumbing / ventilation systems. Additional quotes are on their way but are unfortunately still taking some time.

Here are some basic details:
- Construction location: Bavaria
- Single-family house with 160 sqm (1720 sq ft) living area (ground floor, upper floor) plus basement (approx. 55 sqm (590 sq ft) heated)
- Air-to-water heat pump
- Central ventilation system
- 3 bathrooms (guest toilet, children’s bathroom, master bathroom)

The offer I have received is as follows:
- Heating, underfloor heating, pipework, thermal insulation: €34,200
- Sanitary rough-in installation: €12,800
- Ventilation: €16,500

In total, this trade would cost about €63,500.

As mentioned at the beginning, this is my first offer, and I would like to tap into your experience to better evaluate the price.

Honestly, with a breakdown like that, just preparing the offer is worth a thousand. You can definitely overdo it. As a service provider, I see a huge effort and deep pockets here, so jump on it.
The planner probably has a friendly company whose quotes he receives quickly and uses as the planning basis in the budget.

Yes. My architect was also shocked. He has now asked his trusted contractors informally through his personal contacts.

Does anyone here have experience with heating systems? We could even start a company on the spot and supply the southern German region. In my opinion, it’s a profitable business.

We were offered an Alpha Innotec air-to-water heat pump for 156sqm (1680 sq ft) of underfloor heating plus complete installation without sanitary fixtures = 32,000. We decided to do it ourselves and, with support, go for a "better" Weishaupt system plus an additional 2 wall heating units (2 bathrooms), totaling around 26,000.

Gas boiler and an additional freestanding storage tank, 190 m² (2,045 sq ft) underfloor heating, sanitary piping, and standard fixtures (layout plan additional) for a large bathroom including shower and bathtub, and a smaller bathroom with shower. Plus some smaller items (kitchen, 2 exterior water taps/faucets, towel radiator, filter, pressure reducer, built-in elements, etc.) and a complete central mechanical ventilation system with heat recovery for the aforementioned 190 m² (2,045 sq ft).

Total cost: 41,000 euros.
