ᐅ Optimization of the 108-Angle Bungalow Design by Town & Country

Hello everyone,
we are planning to build the Winkelbungalow 108 from Town & Country.
I see three main issues:

1.) Bathroom
The bathroom is too small. There is no space for a cabinet, and I would prefer a large shower. Town & Country suggests relocating the bathroom to the guest room. That works perfectly since we don’t need a guest room.

2.) Kitchen window
The kitchen window is too small. Town & Country can install a larger window here. The cost is reasonable – perfect.

3.) Passage between kitchen and living room
We don’t want an open-plan kitchen but would like to have a passage to the dining area. However, the way Town & Country arranged it (a passage without a door) is not very practical since activities in the kitchen disturb people in the living room. Installing a door there doesn’t really make sense either, as it would create three doors close together that would interfere with each other.

Do you have any ideas for designing the passage or the kitchen? Or has anyone built this bungalow and can share tips?

Afralea, let me suggest a different design that we actually built. Please ignore the cut-off corner—it was necessary to comply with the floor area ratio. The staircase leads to the attic, which is walkable and used like a basement for storage of all kinds of items. It’s definitely a luxury, but quite nice. The house was completed turnkey in 2017 with plaster finish, gas heating, solar panels, and underfloor heating, plus an additional garage. Karsten

Hello Karsten,
thank you very much. The problem we have is that the children’s room is always so small. With the floor plan from Town & Country, we are already very well served. With 108 sqm (1,163 sq ft) of living space, we have a nice and large children’s room. The covered terrace is an absolute highlight, as we like to sit outside.

Maybe we can live with always having to move around. Family gatherings (12 people) in the living room only happen three times a year; everything else then takes place outside...

What do you think about the bathroom?

So, we have gone through all the floor plans from Town & Country and Heinz von Heiden. These are the major companies that work with solid construction here.

The Viebrock house is significantly larger, with about 125 m² (1,345 sqft).

So, I hear that you manage well without a guest bathroom. A large kitchen is important, but a guest room is not. The kitchen should preferably be separated.

Like this: the kitchen is only accessible through the hallway. One less door allows more freedom for the dining table and more space in the living room. The bathroom connects to the guest room and is then spacious. What is currently the bathroom becomes the utility room, connected to the bathroom but without access from the hallway. That’s where the washing machine and similar appliances go. The current utility room can be used for whatever you want.

If needed, just technical equipment or storage can go there.

What is currently the bathroom will become the utility room, connected to the bathroom but without access from the hallway. That’s where the washing machine and so on will be. The current utility room can be used for whatever you want.
Possibly just technical equipment there. Or storage room.

What exactly do you mean now?

Note: I quite like the passage to the garage, but I could do without it if necessary.
