my husband and I have found a home builder with whom we would like to realize our dream of owning a house. After extensive research, we noticed significant differences regarding the basement. We have now received an offer amounting to about 36,000 EUR (excavated excess material must be disposed of by us and is not included in the price). The basement is intended to be a purely utility basement, not a living basement. What should we pay attention to, and what must definitely be specified in the building description concerning the basement? What costs can we expect for the disposal of the excess excavated material? Before we proceed with building the house, we would like to have the offer checked by an expert to avoid any unpleasant surprises later. Does anyone know of reliable contacts? my advice is to consult an architect or ask your home builder if they can handle the tendering process for the basement. There are many small details that home builders often overlook, such as drainage and sewer works.
Material disposal is very expensive. Prices vary by region. In our area, excavation costs 3€/h, but disposal, as far as I recall, is 23€/m³ (0.8€/ft³).
A tip:
Have a soil survey carried out. It helps in deciding which type of basement is necessary (keyword: waterproof concrete or “white tank”). It also determines whether the excavated material can be reused for backfilling the foundation pit (costs around 1000€ (about 1100 USD)).
By the way: a difference of 10,000€ (approx. 11,000 USD) up or down is not unusual.

We are planning to have the soil survey done. It is also required in our building area. The house builder sent us a detailed scope of work for the basement. I think we will invest the money and have the full scope reviewed by a professional so that items like drainage, etc. are properly included. As laypeople, we really have no idea what is necessary and what is not. 85,000 EUR is quite a hefty sum for a basement. Oh dear, we still have a lot of work ahead of us.

I agree with the building expert – for that price, you should at least expect living-grade finishes, height, technology, windows, a sauna, etc.
Especially considering the external dimensions.
Can you get more quotes, or have you already signed the contract?
