ᐅ Central or Decentralized Ventilation System – Who Has Experience?

Hello everyone,

We are going to build a single-family house to KfW55 standard. It will have a basement, ground floor, and upper floor. The living area is approximately 170m² (1830 sq ft) and the usable area 108m² (1163 sq ft) including stairs and basement – that’s the basic information.

Now we are wondering which ventilation system to choose, since new builds are very airtight due to the windows and insulation.

We were recommended a decentralized system, as it would be fully sufficient and requires less frequent maintenance and cleaning. Additionally, cleaning is easier and less problematic compared to a central ventilation system.

Could you share your views or experiences on which ventilation system would be most suitable?

It is probably more like 5,000-10,000€ (euros). And the 10k was already a more expensive general contractor price.

Bookstar is not that far off.

We received four quotes, each from different general contractors. The "cheapest" quote was around 15,000. All the others were about 20,000.

Then it must be different locally. We received two offers from general contractors here. Vaillant Recovair central system replacing Lunos e2 for around 10,000€ (about 10,000 USD) for a 160 m² (1,722 sq ft) house. Friends who built without a general contractor had additional costs of 5,500€ (about 5,500 USD) compared to the decentralized system offer.

I can’t give you the additional cost for switching from a decentralized to a centralized system, as we planned with a centralized ventilation system from the beginning.

The fact is that none of the general contractors we asked offered a centralized ventilation system for less than €15,000 (about $16,000) in extra costs, so this seems to be quite common here in Bavaria at least.

Ok, the standard houses from the general contractors we considered included decentralized systems in the base price.

Yes, of course, this is the total cost in Baden-Württemberg, but it probably won’t be much different compared to Bavaria. Back then, we paid something around 10,000, but that was several years ago. I know from colleagues who are currently building that nowadays it’s usually over 15,000+.

That’s quite a lot of money for something that wasn’t necessary "in the past." You never recover it through heating cost savings, but the energy-saving regulations force you to do it. However, the comfort improvement in new houses is very high—previously, drafty windows did that for free.
