Hello everyone,

First of all, thank you for this great forum. As a silent reader, I have already found a lot of valuable information.

We are currently planning our single-family home, and I am intensively dealing with the incidental construction costs. I am still a bit unsure about the surveying topic.

The plot of land we have reserved is in a new development area that is just being developed.

According to the municipality, after the completion of the infrastructure work, the entire area will be surveyed, and the costs will be apportioned among the future owners. However, the building permit / planning permission can already be applied for beforehand, based on the plans already available at the responsible building authority. The subdivision of the plots has already been done digitally, and only minor changes are expected.

After the shell construction or the house is completed, our building authority will automatically notify the office responsible for digitization, broadband, and surveying, which will then automatically carry out the final measurement of the building for the land registry office.

At what point do we still need to hire a surveyor? The architect / construction company / the one who has to build the scaffolding / ... will certainly need additional data that we cannot simply get from the building authority, right? What costs should we expect at this stage, and which services should I request from the surveyor to get a quote?

First, the land is virtually subdivided. This has been done.
Second, the virtually subdivided land is surveyed and marked with boundary stones. Since the difference from the first step is minimal or none, construction can begin after the first step.
The costs are shared. Amount unclear, as it is often included in the land price.
Getting an official survey done is optional. If boundary points exist, the site foreman can handle this.
Surveying the finished house is mandatory. Costs depend on the total construction cost; for us, with a construction cost under 200,000, the fee is around 1,000, including government fees. There is a schedule of charges—search for it online. Karsten

This is Bavaria, where there are no sworn surveyors. Therefore, the building survey is automatically carried out by public authorities, without any influence from the builder.

Here in North Rhine-Westphalia, the typical surveying services include the site plan for the building permit application (roughly 800€), the rough staking out for the excavation pit when building a basement (about 300€ if a fine staking contract is already in place), and the fine staking, also called string line staking (around 500€). These services fall under HOAI regulations and should theoretically be standardized across providers. Anyone who has read HOAI will quickly notice that actual fees can vary significantly in practice.
Due to the strict separation of official and private surveying services in Bavaria, it’s best to clarify with your planner and construction company which services you need to organize yourself, which they will contract out, and which they will perform themselves.

We currently have a quote from a surveyor:
Site plan (non-official) 850€
Rough and fine staking 550€
Building survey 830€
+ VAT
= 2654€

Developed new residential area, single-family house costing between 75,000€ and 300,000€, plot area 510 m² (5500 sq ft).

Is the “non-official” site plan too expensive here?

Why a non-official site plan? I received the surveying invoice yesterday: 904 euros. Including cadastral office fees. An official site plan was enclosed for my records. Karsten

Which brings us to the question of what exactly is meant by an official site plan. For some, it is a certified extract from the cadastral map, while for others it is a qualified official site plan for the building permit according to the building inspection regulation or similar regulations outside of NRW.

For the building survey? That roughly matches the 830 (988 incl.) from body123.

I don’t think so. My estimate was very rough. It also depends on how the costs are allocated to the individual services in a combined order.
