Project: Single-family house with double garage in Baden-Württemberg, Bauhaus style, flat roof, no basement, 180 sqm (1938 sq ft) living space plus approximately 50 sqm (538 sq ft) oversized double garage, 2 bathrooms, parquet flooring, underfloor heating with air-to-water heat pump, central mechanical ventilation system with heat recovery, triple glazing – good, upscale finishes, sanitary and electrical installations of “mid-range standard.”
Costs:
- Building structure: approx. €500,000 including VAT
- Technical systems: approx. €120,000 including VAT
- Additional construction costs: Architect services (phases 1-8): approx. €90,000 including VAT
Structural engineer: approx. €23,000 including VAT
Surveyor: approx. €3,600 including VAT
Total approx. €740,000 (excluding land)
Not included: connection fees, building permit/planning permission, landscaping, etc.

Well, we only have one bathroom and a guest toilet with a shower. And not a double garage, but a prefabricated garage and a prefabricated basement. However, we spent quite a bit less. Your quote seems very high to me as well.

This wouldn’t even cost this much from a premium general contractor, especially in the Stuttgart area.
But well, it’s not the first time that an architect-designed house is overpriced.
I have the feeling that those building with an architect end up paying around 100,000 more than with a general contractor.

Exceptions prove the rule
I'm not saying that it has to be like that in every case. But quite often, I find myself wondering why architects price houses the way they do.
Maybe those who built with an architect at a lower cost just don't post about it.
I can only speak from my experience with an architect. The cost estimate was so excessively high, even for a simple finish, that we immediately decided against it.
