ᐅ Fitting a third room into a 40 sqm living area. Ideas?

Hello,

I came across this forum some time ago. Back then, it was mainly about planning our narrow bathroom, which is now a thing of the past (a long story).

Now my husband and I are planning to buy a condominium. However, the apartment currently has only two rooms. Since the living room is huge at 40m² (430 sq ft), we would like to create a third room here.

I have already prepared two sketches for this:

First of all: simply putting up a wall from the entrance to the fireplace (there is a fireplace opening behind the column) is not an option, as the windows face south and we would lose too much natural light. The covered balcony with 25m² (270 sq ft) faces east.

Regarding option 1:
The room would be rectangular in shape. The sofa would be positioned as drawn freehand. However, the wall would not end parallel to the right hallway wall as shown but would stop earlier so that when looking from the hallway into the living room, the office wall would be visible. Concern with this option:
The distance between the sofa and the TV is very large.

Advantage: we keep a window area to the left of the office, where our dining table will fit.

Option 2:
This layout is a bit unusual but has the advantage that the TV is closer to the sofa. In the narrow section of the office, shelves could be placed.

Attached is also a picture of the floor plan.
In the bedroom, a drywall partition will be erected to create a walk-in closet or, later, to relocate the office there.

I am grateful for any suggestions or ideas.

We are completely flexible since everything will be newly purchased, including the dining table, sofa, and TV.

What bothers us about that layout is that the fireplace outlet obstructs the TV, and the wing extends into the hallway view.

If we choose the long wing on the left, the fireplace outlet obstructs even more. I also roughly measured the distance and find it too short.

The long leg stays along the angled wall, the short leg on the opposite side.

Then check which TV sizes would be suitable. According to

for example, a 42" TV would have a distance of about 2.24 m (7 ft 4 in).

Good morning @kbt09

We are currently leaning towards a 65-inch TV, mainly because of the large distance on the balcony side.

I meant the short leg on the side of the window. Do you know what I mean?
In the above sketch, it bothers me that part of the seating area/sofa is visible from the hallway.
What bothers me most, however, is the fireplace outlet, which is in the way ;/ and it definitely cannot be removed.

Therefore, place the short leg on the other side. Keep the long leg along the slanted wall.
Mount the TV on a wall bracket that can be easily pulled forward and slightly rotated.

If you can see the TV from the hallway but there is no seating in front of it, doesn't that look odd?

What exactly do you mean by the "Kaminauslaß"? – so far, I have only noticed one (probably two-flue) chimney.

This is exactly what I mean—that from the hallway you can already see the TV and part of the sofa.

By fireplace outlet, I probably mean the chimney (you seem to know what you’re talking about) ;-) It is 69cm (27 inches) wide and 43cm (17 inches) deep, and we cannot remove it because the family upstairs uses the fireplace. Whether we can actually use it ourselves, meaning if it’s double-flue or triple-flue (or whatever the requirements are), we still need to find out.

As I said about the suggestion (thanks again @ypg), what immediately bothers me is the line of sight from the hallway. Also, the dining area is given a huge space, which we don’t need at all (there are just two of us). I think I would prefer to have a larger sofa area instead.
