- Do-it-Yourself
What do you especially like? Why? Living and dining area, bright and open
What do you dislike? Why? Stairs location and design of stair access
Cost estimate according to architect/planner:
Personal budget limit for house, including fixtures:
Preferred heating system: geothermal with deep drilling
If you have to compromise, on which details or features
- can you compromise:
- cannot compromise:
Why does the design look as it does now? For example, room sizes were implemented as planned. All rooms and their dimensions were taken into account.
Drawback: location and design of stair access and stairs
What is the key/basic question about the floor plan summarized in 130 characters?
We are not satisfied with the placement of the stair access combined with the guest toilet. We are flexible with the stair design. Basically, we want to minimize living area lost to hallways/stairs.
Does anyone have advice on how to solve this problem?
Additional suggestions and comments are very welcome!
Thank you very much!

A site plan is missing, preferably oriented with north and including elevation details, since the photo does not show the height differences. A north arrow should be added to the floor plans, along with room dimensions.
Regarding the staircase... this design is not acceptable at all. In https://www.hausbau-forum.de/threads/grundrissplanung-unbedingt-vor-Beitrag-Erstellung-lesen.11714/, at the end of the first post, you can find common staircase layouts with measurements.
Also, a cloakroom that is only about 100 cm (40 inches) wide and accessed from this side is almost unusable.
Why has the walkway from the dressing area to the bathroom or bedroom in the private section been shifted toward the bottom of the plan? This means you always have to pass by all the closets first.

Currently, I only have a site plan from the neighbor (see attachment). My official site plan will be prepared at the end of January. A north arrow has been added to the floor plans, as well as room dimensions.
I am aware that the staircase as it is now does not work or is too short.
I have already seen the thread with the types of staircases including measurements.
At the moment, I’m stuck on which type of staircase to choose and its orientation. That’s exactly why I’m here.
The wardrobe can also be removed and replaced by a stairwell, but then a wall would be missing and the staircase access conflicts (reinforced concrete staircase).
We will reconsider the note regarding clearance areas; the placement was chosen only for space reasons. The objection is valid and very helpful! Thank you!
Best regards

Everything is allowed, except flat roofs. There are surely more similarities among the existing buildings: roof pitch, roofing materials/colors, eave heights, knee wall heights, ...
