House Design
Who Designed it: Architect from a construction company
What Do You Like Most? Why? Side driveway to garage, direct access from garage to house, separate apartment concept, open ground floor design, upper floor is perfect in our opinion, gallery
What Do You Like Least? Why? Living/dining area is somewhat too large (wife worries it may be hard to arrange cozily), bedroom window position in the separate apartment is tricky, (north entrance → long access route for guests)
Preferred Heating System: Air-to-water heat pump + photovoltaic system + battery storage
If You Have to Cut Back, On Which Details / Extensions
- Can be cut: Office on upper floor, a few square meters in living/dining area
- Cannot be cut: Remaining room program
Why Has the Design Turned Out As It Is Now?
The room program was provided by us. Furthermore, many requirements and the plot itself influenced the design.
Why Was the Drawing Created in Sweet Home 3D?
The architect’s design is drawn to scale but not dimensioned, so I transferred it to SH3D.
What Is the Most Important / Fundamental Question About the Floor Plan, Summarized in 130 Characters?
What do you think of the floor plan? Any ideas on how to make the large living/dining area feel cozier?

My spontaneous suggestion would be to swap the guest bathroom and the utility room. The crooked path around the stairs and the detour through the cloakroom are not really my preference. My opinion about the internal balcony for calling out to the republic remains unchanged, but at least the entrance is now located on the side instead of the rear.

It seems to me that the Tetris game with rooms and doors is happening without much consideration of the purpose?Any specific examples? We have gone through various everyday scenarios and have now put a great deal of thought into the layout and circulation paths.
Really – have you ever driven from Ulm to Biberach via Bremen (similar to going from the child's room to the front door and then "back" to the cloakroom to grab your coat)?

This makes the distance much less significant again.
I keep wondering why homeowners let their sacred cow, like a straight staircase, ruin the entire floor plan. I know very few layouts where a straight staircase actually fits well. None of them are under 180m² (1937 sq ft). And that’s even though curved staircases are much nicer.
What do we have here? An entrance where your first steps take you straight upstairs, because you arrive almost directly at the staircase. Okay, if we move the front door a bit further back on the plan, where do I put my coat and bags? Oh, I have to walk all the way to the other end of the house just to finally get rid of my dirty shoes. But the hallway is already built in. I also have to carry the grocery bags around the house in a circle, so I guess a robot vacuum cleaner is really worth it—or maybe a separate apartment for the cleaning lady?
Who is supposed to shower downstairs? The guest, who is locked up in a home office of what size? Approximately 8m² (86 sq ft)? Or do the two children have to run through the entire house naked? Because upstairs, the kids’ bathroom apparently was sacrificed for the next sacred cow: the glorious open void (double-height space). Or is the family supposed to all shower, bathe, brush their teeth, etc., simultaneously in the “family bathroom” (whatever that is)? (If the door there even has an acceptable size.)
The living room width is 3.50m (11.5 ft)? That’s barely the minimum, I’d say. It has to be, otherwise the “great” staircase wouldn’t fit.
Well, overall not the worst floor plan here. I hope the princess will be happy with her staircase and the open void. Maybe she should gild both, so no one thinks they are not worthy.
