Who Designed it: Architect from a construction company
What Do You Like Most? Why? Side driveway to garage, direct access from garage to house, separate apartment concept, open ground floor design, upper floor is perfect in our opinion, gallery
What Do You Like Least? Why? Living/dining area is somewhat too large (wife worries it may be hard to arrange cozily), bedroom window position in the separate apartment is tricky, (north entrance → long access route for guests)
Preferred Heating System: Air-to-water heat pump + photovoltaic system + battery storage

- Can be cut: Office on upper floor, a few square meters in living/dining area

The room program was provided by us. Furthermore, many requirements and the plot itself influenced the design.
Why Was the Drawing Created in Sweet Home 3D?
The architect’s design is drawn to scale but not dimensioned, so I transferred it to SH3D.

Entrance to the secondary apartment is not separate, but through one main entrance.
Small vestibule.
Straight ahead is the hallway/coat room area,
to the right is the entrance to the secondary apartment.
The cellar wall of the front room is shifted to the left. This way, you can create a coat area to the right in front of the stairs.

The living area of the secondary apartment is a bit larger as well. Not sure if it will be easier to furnish. The apartment will be quite dark; will it be approved as living space?

On the ground floor, kitchen, pantry, and office swap places, as well as living and dining areas. Possibly align the living room-wall to end flush with the stairs.

Upper floor:
I haven’t come up with the right solution yet. Is there a reason why the walk-in closet is so large?
I think there’s an imbalance if the bedroom plus walk-in closet are larger than a child’s bedroom.
Does the staircase need to be straight?

I would place a child’s bedroom where the walk-in closet is now. Then both children’s rooms would have nice, bright, and sunny spaces.
Remove the gallery.

Left side: children’s room and bathroom.
Right side: children’s room, walk-in closet, and bedroom.
Both children’s rooms slightly larger.
The gallery becomes an office.

Yes, that’s an idea, at least parts of it. You shouldn’t lose sight of other options just because last week’s design was satisfactory; rearranging can eventually be considered good to very good.

However, I still see the issue with the light in the granny flat. The ceiling heights are unknown.

Ypg, you are the floor plan expert, not me.

It’s getting quite dark. However, when I think about the “apartments” I was offered 15 years ago in Augsburg, this one seems luxurious and bright.

You really don’t need this opera box inside the house. The irony is, you add so much insulation to the ceiling between floors as if your own upper floor were the enemy, and at the same time you build this huge chimney for the breath of the Chinese dragon. Supposedly to make it easier to call kids to dinner, who at a certain age don’t obey anyway.

But it feels like this open space often becomes the main support of a “modern, open” design. And for the homeowners, it’s a heartless blow when someone says: this is not art at all, it can go.
