What Do You Like Most? Why? Side driveway to garage, direct access from garage to house, separate apartment concept, open ground floor design, upper floor is perfect in our opinion, gallery
What Do You Like Least? Why? Living/dining area is somewhat too large (wife worries it may be hard to arrange cozily), bedroom window position in the separate apartment is tricky, (north entrance → long access route for guests)

You’re absolutely right, it should be moved a bit more.

Regarding the garage: depth is 5.70 meters (18.7 feet), which I think is sufficient even for a car just under 5 meters (16.4 feet) long.

The headboard in the bedroom would face north.

I don’t think a bathroom with two doors is practical. The children will lock the door to the parents’ dressing room and won’t unlock it when they leave. You will then always be standing in front of a locked bathroom door. Personally, I find the bedroom too small and the dressing room too large. How do you fit a shower toilet in less than three square meters (about 32 square feet) on your ground floor?

Explanations don’t make it any better: the bedroom in the accessory apartment next to the casemate is _not_ a living space.

If there are some who honestly wouldn’t rent it, then it is not a solution even for relatives. Always design an accessory apartment as if it were for yourself.

How about orienting the garage entrance to the front? At least then the accessory apartment could have a garden. However, that would not solve the window issue. I think windows and natural light are especially important in an accessory apartment to add some coziness to the basement space.

Also, you can position your entrance centrally next to the garage in the basement level. Some others here have solved similar issues on steep slopes that way. Then the accessory apartment on the east side would have more wall space, because that staircase could be eliminated. It’s somehow awkward as it is. Yes, that’s probably how I would do it: a front door in the basement on the south side for the main apartment.

P.S. An accessory apartment also needs a parking space. As it is now, it probably will not be approved (building permit / planning permission).

A bed on the north side makes the room feel rather small (because the bulky structure is right next to the door) and offers little space for the person sleeping on the left side of the plan to have a bedside surface.

If a car is 5 m (16 feet) long and parked in a 5.6 m (18 feet) long garage, there won’t be enough space in front of or behind the car to comfortably walk around it.

The secondary apartment also receives little natural light due to the garage corner, even if the staircase in the living room is avoided.

Is there a site plan with contour lines available?

Doesn’t matter. It’s too tight either way, and I have serious doubts about the panoramic window in the bedroom anyway.

Probably not. For an E-Class station wagon, try opening the tailgate: there won’t even be enough space between the license plate and the garage door for a newspaper, if that’s supposed to work.

Apart from the fact that in my experience they would only do that exactly o-n-c-e: if they did it at all, they wouldn’t be my kids.

Honestly, on page 12 of this thread I don’t see a single foundational element of the original design in the same place anymore.

So... even with a rotated garage, there would still be enough space on the property for a terrace.
However, I see a fundamental change if a granny flat is planned here. It’s not ideal yet... recessed entrance, staircase layout, windowless basement. But I do think it’s great that the granny flat is allocated more square meters than the two cars.
