What do you think of the floor plan? Any ideas on how to make the large living/dining area feel cozier?
Unfortunately, the direction of the staircase is not indicated, but since the staircase starts from the basement, I still don’t see how this is supposed to work.
I wouldn’t like the basement stairs opening into the living area, nor would I like the starting point for the stairs to the upper floor to be in the living area.
I also don’t like the layout of the separate apartment at all, so my question is: who is supposed to live there? The terrace situation is not ideal either, with it being right in front of the garage.
For the main apartment, I would swap the living and cooking areas—I always find it more practical to have the kitchen facing the terrace rather than the living room.
I also find the entrance location for the main apartment very unfortunate.

The staircase will run from the north to the south according to the plan. From the basement to the ground floor, it will be a double switchback, then straight up to the upper floor.
Yes, the bend in the gallery needs to be removed; that’s easy to change.

Regarding the granny flat: we are building it so we can accommodate part of the grandparents if needed. In the meantime, it will be rented out.
The problem is that the property access is located on the south side, which cannot be changed. We have requirements such as a direct connection from the garage to the house and a ground-floor garden directly to the south. When trying to combine all these requirements in one floor plan, placing the granny flat in the southeast is the only option.

Regarding the bedroom, the question is also where the headboard of the bed will be placed? In front of the window?
And about the garage... what kind of cars do you drive? Many are up to 5m (16.5 ft) long, so you might not be able to pass in front or behind, and exiting is only possible in reverse – is that right?
