We (24 years old female & 29 years old male) want to renovate a house inherited from his parents. We have already had several discussions with the architect and are now interested in your opinions. The exterior walls of the house will remain and will be partially extended. The attached images show what is new (in red) and which walls will remain (in black).
Now, about the specifications:
Development plan/restrictions
Plot size approximately 850sqm (9140 sqft)
Sloped, filled terrain, so no additional storey allowed
Site coverage ratio
Floor area ratio
Building envelope, building line, and boundary
Boundary development
Number of parking spaces: 1 visitor spot, several parking spaces along the driveway to the garage
Number of floors: 2
Roof type: gable roof
Architectural style
Orientation
Maximum heights/limitations
Other requirements
Client requirements
Architectural style, roof type, building type
Basement, number of storeys
Number of residents, ages: 2 adults, 2–3 children desired (not yet planned)
Space needs on ground floor and upper floors
Office: family use or home office? Family use
Number of guest stays per year: very few
Open or closed design: open
Conservative or modern design: modern
Open kitchen, cooking island
Number of dining seats: definitely 6
Fireplace: no
Music/stereo wall
Balcony, roof terrace: no
Garage, carport: double garage, possibly an additional carport
House design
Who designed the plans:
- Architect
What do you particularly like? Why? Bedroom and living areas separated
What don’t you like? Why? No guest bathroom on the ground floor
Price estimate according to architect/planner: 430,000€
Personal price limit for the house, including fittings:
Preferred heating system: air-to-water heat pump
The spiral staircase is already present in the house and must remain for cost reasons. The architect, however, wants to renew it and highlight it through the large entrance area.
We are very curious to hear your thoughts!

Sorry, I really don’t like this. If I need to use the bathroom while watching TV, it’s a shorter walk across the yard than through the house. That long narrow corridor seems like a waste of space to me. It’s also not really clear what the starting situation is. Maybe you could redraw the current layout, because if I remove all the red parts, there’s no house left. It would be best if you included measurements, then we could experiment a bit. 🙂
Does the kitchen have to be in that back corner? How flexible are you?I find everything reasonable with the existing structure and the new parts.
And the distance from the sofa to the toilet isn’t actually that long. It only seems that way 😉

Okay, I just changed that large mouse path into a smaller one and rearranged the furniture. I think it works better this way. The kitchen with a window would need to be redesigned, I just copied it in.

Thank you for your input. We would like to keep the entrance area with the spiral staircase open. Is your suggestion still structurally feasible? We would already have a post or something similar in the living room anyway.

Honey, the shortening was already suggested [emoji2] That’s why I’m responding.
I also like your suggestion, but what bothers me is that the kids would have to pass by the guests in the evening.
You always have to choose the lesser of two evils: I generally don’t like hallways, but if they’re necessary... well, that’s how it is.
I think there are nice lighting solutions that can turn the negative into a positive. Also, a nice wall for a picture gallery [emoji2]
