Thanks for the note. The plot size for bungalows must be at least 372.5 m² (around 4,010 ft²).

Plus the area you need for terrace, garage, pathways, etc. That also counts toward the floor area ratio – usually at least.

Oh, I wasn’t aware of that either. Then it definitely won’t be a bungalow. At the moment I’m still looking for smart 120 m² (1,292 sq ft) floor plans. They should also be feasible as a single-family house within our budget.

Now I have found a floor plan that we both really like. It is the Bravour 130.

Two-story house floor plan: Ground floor with kitchen, dining, and living area; upper floor with bedrooms and bathroom.

It has exactly the rooms we want. It features the L-shape that we like so much. Hopefully, there is some storage space in the attic.
Unfortunately, the house costs 241,000 € (about 260,000 USD) from the supplier, which is well above our budget. But it is an idea that we can definitely present to a local builder.

That would be a full floor as the upper floor, so the rooms function properly.

The technical room and utility/storage room are missing.
For open-plan living areas, I would generally place the kitchen/dining area facing the terrace and position the sofa and TV in the quieter corner.

So a budget of €280,000 (about $300,000) for a house built to your specifications will be quite tight (outdoor installations not included).

3 children's rooms --> 10 m² (108 sq ft) is really on the small side. We have rooms of 12 and 11 m² (129 and 118 sq ft), which I find just barely sufficient. Smaller is possible but arranging furniture will become very cramped.

Bedroom --> 14 m² (151 sq ft) is not too large, I can already tell you that. Our bedroom is 16 m² (172 sq ft). With a large wardrobe, a 2-meter (6.6 feet) bed, and a small dresser, space feels tight. Especially with a square room layout, you end up with very little space between the bed and the wardrobe.

Storage room --> you either plan a basement or at least a separate technical room of around 8 m² (86 sq ft). The heating system and connections need to go somewhere.

In this case, the utility room is probably intended to be the study.
... a floor plan that every home builder offers. Only most floor plans are designed for two children's bedrooms. If you reduce the size of the rooms in such designs on the upper floor, you can also fit three small bedrooms for children.
