WooglIn my opinion, at least you have calculated conservatively. However, I feel that €2200 per square meter (approx. $215 per square foot) of living space is too high for the figures mentioned!
Based on experience, the trench collector after subsidies costs almost as much as an air-to-water heat pump. You don’t have a basement. No extravagant terrace windows are planned. There are no significant additional construction costs according to DIN 276, since you don’t have an architect involved. It seems like you will manage all contracts yourselves.
There are no challenging exterior landscaping requirements, nor any plans to invest heavily in that area.
We will be building near Nuremberg, meaning our calculations are not based on living conditions in Mecklenburg-Western Pomerania. But this seems to me to be around €30,000 to €40,000 too high.

I don’t have a solution for the utility room yet. We thought this room is actually ideal since, as a semi-detached house, it has no natural light (and doesn’t need it).
@Zaba12: Exactly… the cost is just under 2200 euros per square meter (approximately 20 USD per square foot). We really tried to plan as cost-effectively as possible, except for the porch.
The 2200 euros represent the average building costs our project manager has encountered in our region over the past few years. There is, of course, a certain contingency included, but based on his experience, these are realistic prices to expect. If it's cheaper, even better; if not, we don’t have any financing issues.

I had a similar idea for the living room/kitchen/dining area as Yvonne. However, I generally like the kitchen (which is still very poorly planned) and the dining area, but I absolutely do not like the living area, especially with its back facing the room. Considering the estimated dimensions (unfortunately, not all wall lengths are measured), simply swapping the living and kitchen areas is not an ideal solution with these exterior dimensions. I am already thinking hard about what can be done there.
