Hello everyone,
I am building a semi-detached house that stands on its own concrete slab. Now that the shell, including windows and roof, is in place, the site manager noticed that the two concrete slabs are connected by a rigid foam (which was apparently used during the pouring of the slabs). Between the houses, mineral wool insulation has been installed.

Supposedly, this affects soundproofing, but no one can currently quantify the defect in this condition.

Important: this defect will be documented and must be disclosed if the house is sold in the future.

Cutting through between the houses to remove all material in between would cost €15,000.

The construction company is offering me compensation of €500 and has given me 24 hours to decide.

Is that too little?

Without making any judgment about the defect itself: I think the cost-to-compensation ratio of 30 to 1 clearly indicates that you should initially say no. This will definitely lead to further negotiations. ;-)

Hello, thanks for the reply.

I also asked an expert once, and he said the damage can only be quantified once the house is finished. But he charges about 800 € just for the assessment 🙁
The construction company says that cutting through like that is not necessary at all; the insulation boards could be pulled out instead.
Has anyone had similar experiences?

Damage of 15,000 euros plus compensation of 500 euros I would initially decline with thanks. Also, 24 hours to consider, no thanks... that is so outrageous, I would insist on repair of the damage...

It may be that later no one minds. But it may also be that every step can be heard from the neighboring house. In that case, 500 euros for a lifetime of noise disturbance is clearly too little...

The proposed solution to fix the damage seems like a joke from my site manager… I have never heard anything like this before, or maybe I’m just not competent enough to see the supposed brilliance behind it: They want to saw out two aerated concrete blocks from the interior wall every 5 meters to remove the membranes, and then press new aerated concrete blocks back in (however that is supposed to work).

That all sounds fine, as long as the house doesn’t just settle or collapse, right? It’s also difficult to communicate with the structural shell workers since they probably come from Albania, Kosovo, or similar... nothing against these countries, but I consider the workers’ expertise to be very limited.

I find the relationship between defect remediation and compensation very interesting.

Otherwise, I don't see any defect: as far as I understand, the houses are built on separate concrete slabs, with a continuous layer of insulation boards underneath. Where exactly do you see a defect in this, and what undesired effects do you expect?

A defect would more likely be if the waterproofing in the joint between the two houses was compromised or damaged, allowing groundwater ingress.
