ᐅ Add a vestibule to an existing shell structure after the initial construction phase

Hello everyone,
Our shell construction is almost finished; only the roof is still missing. I was already unhappy with our entrance area during the planning phase. It feels too tight to me, and the staircase is located directly next to the front door, which made me worry that dirt from outside would accumulate there, especially in winter. It’s also worth mentioning that we have two toddlers. Unfortunately, it wasn’t possible to solve this differently during planning, as otherwise one of the other rooms would have become too small. So we accepted the compromise of having a small hallway/entrance area. Expanding it or adding a separate vestibule wasn’t an option for us at that time because we were concerned it would exceed our budget. Since we are building with an architect, you can never be sure exactly how much everything will cost in the end. But you do hear everywhere that it usually ends up being more than planned.
Now, it turns out that for almost all trades, the costs have come in below what the architect originally estimated. So, of course, we’re quite annoyed that we didn’t plan the vestibule after all. We are now considering having a vestibule added retroactively since the shell is almost complete. My husband plans to talk to the architect in the coming days. My question is: Has anyone ever done something like this? Would it be a major issue, or can anyone estimate how high the costs might be? The vestibule would be only about 6 sqm (65 sq ft) in size.

I already suspected that the “know-it-alls” would show up, saying that we haven’t finalized everything yet and that more costs will come. Do you know how much our architect planned for the shell construction without the roof? And do you know which trades we have already contracted, how much the quotes differ, or which trades we might have completely removed and plan to do ourselves? No!! And I don’t want to get into that here because it’s not up for debate.
I’m only asking those who can answer my question: How much could a wind lobby cost, and could it be difficult to add one afterward?

How much could a vestibule cost and whether it might be difficult to add it later. To elaborate again, somewhat pedantically: without details, the answer can only be "a range." A 6 square meter (about 65 square feet) vestibule alone doesn’t say much; it could be built from masonry or resemble a sunroom, it may have an additional door or not, and so on. The actual addition, meaning not having built it originally, doesn’t incur extra costs by itself. It does need a foundation slab, but you haven’t mentioned other basics: should it just serve as a windbreak (i.e., be an external attachment), or is the house supposed to begin there (relocating the main entrance into the vestibule, including the vestibule within the thermal envelope, thus needing insulation; included in underfloor heating or not)? How is anyone supposed to give a qualified answer blindly? Especially not something like "four thousand dollars and you’re set" or anything similar.

Well, since you have an architect who has calculated generously and it seems you don’t have to worry about money anymore, why not ask the architect what they think? They should be able to give you a rough estimate of costs and effort without charging additional fees... though a few extra dollars for the architect shouldn’t be an issue if they expect to be paid just for the consultation.
Edit: I just saw that you’re "removing trades" – are you building with an architect / managing individual trade contracts, or using a general contractor?!
But probably there won’t be an answer anyway, since I’m just one of those know-it-alls who first raised the question of whether you are really confident about the prices and wanted to point out that with individual trade contracting, nothing is really guaranteed...

Considering the few euros for the architect shouldn’t be an issue if he already charges something just for the consultation. He does get that. The house is becoming more complex, so the fee increases accordingly.

Bau-Schmidt6 Sep 2017 06:40I'll throw out an estimate. The costs range between 6,000 and 15,000 €.
Additionally, the vestibule can be easily attached.

Also, the vestibule can easily be added.I don’t think you can say that so generally. We have a masonry porch with a concrete ceiling at the entrance (90cm x 380cm (35 inches x 150 inches)), which already cost 3,000 euros, and another construction company even wanted 8,000 euros for it.
For the vestibule, you would need to know how complex it is to build visually (heating, windows, stairs, etc.), and it would also have to fit within the building permit / planning permission.
Best regards
