ᐅ Is a Bungalow Feasible? What Are the Disadvantages of a Bungalow?

Hello.
We are currently in the process of selecting a plot of land. Originally, we planned to build a two-story house, but as it stands now, it looks like all the plots where this is allowed will be gone. Most likely, we will only be permitted to build a single-story house. Since we are not fond of sloped ceilings, we are now leaning toward a bungalow. The floor area ratio is 0.35, and the plots are between 600 and 700 square meters (about 6458 to 7535 square feet). Would a bungalow with around 140 square meters (about 1507 square feet) plus a terrace and a double garage be feasible? Does the courtyard area count toward the allowed building area? Or would you advise against a bungalow because it is usually much more expensive than a two-story house?

Wasn’t there a difference in calculating the buildable area depending on whether it’s the house or an outbuilding/driveway/terrace? I thought there was a 50% increase allowed for outbuildings/terraces and driveways. I’m just not sure anymore if this depends on the state.

I'm not even sure if this applies uniformly across the state or if it can vary depending on the zoning plan. But yes, this surcharge is often mentioned, and it would be a lifesaver here (or rather, it would make the difference between needing 900 sqm (9700 sq ft) or only 600 sqm (6500 sq ft)).

This is actually regulated in the land use ordinance, so it is not regional. Exceptions likely include the partial crediting of pervious pavement or similar (then according to the development plan).

Exactly, that is at least municipality-specific, but can vary again depending on the individual development plan.

Then it is clearly stated there.

§ 19 Floor Area Ratio, Permissible Built-Up Area

(4) When calculating the built-up area, the floor areas of
1.
garages and parking spaces including their driveways,
2.
ancillary facilities according to § 14,
3.
structural installations below ground level that only underbuild the plot,
must be included. The permissible built-up area may be exceeded by up to 50 percent due to the floor areas of the installations mentioned in sentence 1, but not exceeding a floor area ratio of 0.8; minor further exceedances can be allowed. The zoning plan may contain provisions that deviate from sentence 2. Unless otherwise specified in the zoning plan, exceptions to the limits resulting from sentence 2 may be granted in individual cases

if the exceedances have minor effects on the natural functions of the soil, or

if compliance with the limits would cause significant difficulties for the appropriate use of the property.
