We have started over with a different architect. The corner windows from my previous thread have now been discarded. We look forward to your opinions and suggestions for improvement.
Development Plan / Restrictions

Building envelope, building line and boundaries: see plan
Border development: garage on boundary, 1.5 meters (5 feet) from the street

Maximum heights / limits: 6.5 meters (21 ft)

House Design
Planner: architect
What do you particularly like? Why? Floor-to-ceiling windows, appearance
What do you not like? Why? Staircase design in the plan (alternatives?)
Price estimate according to architect/planner: ~250,000 (plumbing/heating/drywall as DIY)
Personal price limit for the house, including fixtures: 260,000
Preferred heating technology: gas + solar thermal for domestic hot water
Why is the design as it is now? For example:
Standard design from the planner? We had little time due to complete replanning and used a design from a large prefab house company that we liked. This was then optimized and adapted to the house dimensions.
Questions we have:
- The utility/technical room with 8m² (86 sq ft) will probably be too small, I assume. Where could space be saved? Controlled ventilation/heating, washing machine, our small current kitchen (along the wall on the right when entering, could be “shortened” accordingly) and a drying rack should fit there.
- Do you have a better idea for the position of the fireplace? Between the two windows seems a bit tight. We would actually prefer the wall opposite, but then the chimney does not fit with the room layout upstairs.
- Is the entrance area possibly too narrow, or is there another way to place the stairs? We would actually like to place the front door in the center, but then according to the plan the stairs are in the way.
If any more information is needed, just let me know.

I had actually hoped to place the house directly along the building boundary facing the street, to leave as much garden space as possible. A larger front yard is not important to us. Perhaps it would help to make the garage smaller—3.5 x 6 meters (11.5 x 20 feet)—and maybe move it a bit forward, so we can place a floor-to-ceiling window on the left side. But basically, I had hoped that we would get enough light in the living room with a total of five floor-to-ceiling windows. Admittedly, I’m not very knowledgeable about this and find it difficult to estimate the sun exposure/orientation. So, thanks in advance for your support.
I also mentioned some time pressure at the beginning. That’s because the city wants a financing confirmation by the end of the month. However, the builder has assured us that we can still adjust the interior walls without any change in costs. We want to finalize the contract with the builder this week so that we have two weeks to have the financing checked.
With a 10 x 10 meter (33 x 33 feet) house plus a 3.5 meter (11.5 feet) wide garage, we are already at the width limit if you keep the 1.5 meter (5 feet) clearance. Therefore, it would be helpful to know whether you want to afford this house size or what exterior dimensions you have planned so far.

Yes, with the current plan, we have 10.12 x 9.75 meters (33.2 x 32 feet) and a living area of 150 m² (1,615 sq ft). This size would be ideal for us. We have also already received the cost estimates. Overall, we are at 250,000. The owner's contribution (plumbing, heating, drywall) will still be deducted from this. We will probably get details on how the 250k breaks down by Thursday at the latest. Extras will, of course, need to be added on top of that.
