Hello,

we have decided to contract the trades separately for our house construction since we have heard positive experiences from several homeowners. Now I am looking for the individual trades, which trades do I need, and what experiences have you had with this approach?

This is the architect’s job; you can’t do it yourself. What are they supposed to build based on, and who will coordinate everything?

Oh, a friend is doing it too without an architect and without experience.
However, with a wide circle of friends and an EXTREME amount of time spent!!
Therefore, I also recommend using an architect or a company that offers a modular building system.

You will also need someone for the earthworks, someone to pour the concrete slab, lay the screed, a carpenter for the windows, and so on.

Are you seriously planning to do this on your own, or do you have an architect involved? Managing the tendering, awarding, and supervision yourself is extremely risky. You need more expertise than just a bit of knowledge found online.

Additionally, we are building with individual trade contracts through an architect, and we’re realizing that the construction industry is booming right now. Some contractors don’t even submit offers, decline outright, or just take a long time.

The main trades for the house are as follows:

Earthworks and drainage
Foundation and masonry
Carpentry
Roofing and sheet metal work
Doors and windows
Heating installation
Electrical work
Interior plastering
Screed
Exterior plastering
Flooring
Painting and wallpaper
Landscaping

Note: The cost breakdown will also include additional items: connections, architect, taxes, insurance, structural engineer, surveying, etc.

It is possible to contract the trades individually. It is important to have a comprehensive plan, including detailed execution drawings from the architect. All trades can then refer to these. Otherwise, companies might charge whatever they want. Few companies will provide quotes without a bill of quantities, as preparing one based on the plans is too much work for them. Without an architect’s plan, I would not recommend doing this, and you will need it anyway for the building permit / planning permission, which the architect must co-sign.

And the most important thing: time and patience. You need to check all measurements and quantities carefully, both in the quotes and during execution, coordinate everything, stay in contact, etc. You should not underestimate this. If you have children, I would advise against managing it yourself. We are currently not going to bed before 11:00 PM (23:00)...
