ᐅ Forgot to install perimeter insulation

Hello everyone,

we are having a standard house (formerly kfw70 standard) built without a basement.

After endless disputes with the site manager, he was replaced, and the new site manager discovered that the perimeter insulation was forgotten.

We are now completely uncertain whether our build can still be saved, as demolition has even been mentioned...

It is now being investigated whether this insulation can be installed retroactively on the foundation slab.

Does anyone here have solid experience with this and can offer advice on how we should proceed? Should we agree to retrofitting the insulation, or is that not viable at all?

Could it be that you meant 023 instead of 032?

Regards, Joe

It's probably EPS with a thermal conductivity of 0.032 W/(m·K) meant.

I don’t see how that is supposed to work.

Who knows what happened to the heights from forgetting the insulation under the slab?
If the calculation worked out so that the room height is still correct, we can only guess now...

The building expert is still missing for this house.

Hi,

maybe "more" helps "more". Therefore, I am writing a reminder: A certified expert commissioned and paid for by the client is missing on this construction site.
Alternatively: Do not visit the construction site anymore – only once it is completed.

Unfortunately, we are not as fast in carrying out the tasks as many of you here on the internet suggest:

We have an appointment with a lawyer on Monday. A friend who is an architect visited the construction site with us yesterday and uncovered additional defects, which we have also documented. Today, I will meet again with another friend who works in the construction industry and has experience managing several building projects. We will take the insights gained from these meetings to the lawyer—along with the issues already disclosed by the builder and the obvious ones...

The lawyer will then define all further steps (for example, the appointment of an expert). The builder has also engaged an expert to put pressure on the contractor. The contractor, in turn, has announced legal action because our builder has largely stopped payments due to the same defects across a total of four construction sites.

The floor slab, which was announced for Friday (originally planned for calendar week 20), was not delivered. This was also communicated on Thursday by the contractor, due to the mentioned conflict between the contractor and the developer.

Then you have taken the right steps. My condolences for the problematic construction.

Is there a developer? – I must have missed that in #23 – then you are just the buyer and don’t have any say on the construction site yet...

... nevertheless, I want to make it clear to them early on that I will not accept this defect...

Meanwhile, the potential insolvency of the construction company (a limited liability company) is coming up...
