Hello everyone,

we are having a standard house (formerly kfw70 standard) built without a basement.

After endless disputes with the site manager, he was replaced, and the new site manager discovered that the perimeter insulation was forgotten.

We are now completely uncertain whether our build can still be saved, as demolition has even been mentioned...

It is now being investigated whether this insulation can be installed retroactively on the foundation slab.

Does anyone here have solid experience with this and can offer advice on how we should proceed? Should we agree to retrofitting the insulation, or is that not viable at all?

Do you mean the insulation beneath the slab or the foundation wall?

I was told that this is the insulation beneath the floor slab. There is only a membrane under the concrete.

You won’t be able to add any insulation underneath afterward. One possible solution is to increase the thickness of the insulation between the concrete slab and the screed. However, this will reduce the ceiling height.
Is the house positioned correctly in terms of height, or is the entire building now sitting too low because the insulation layer is missing?

Consult a professional.

It’s clear that nothing can be added underneath later on. Whether anything can still be added on top of the ceiling is currently being checked. Fortunately, the ceiling is now delayed by 7 weeks, so the construction company might be able to add another layer. However, I’m not sure if that would actually help!?

We can’t estimate the actual height yet because the height survey hasn’t been done. Instead, it was simply stated that the top edge of the floor covering will be 30cm (12 inches) above the gutter level...

Yes, we are involved. We will probably no longer be able to manage without a building expert... Hopefully, the costs can then be passed on to the construction company...

To be honest, insulation is not necessary. There is already insulation under the screed anyway.
However, if it has been agreed upon, have it credited and use it for a holiday.
