ᐅ Basement Costs – Is the Slab Foundation Included?

Hello everyone,

I would like to get some feedback on the costs of basements, as I have been given additional charges for basements that are far beyond anything I have found so far in online research. We are not talking about fully finished living basements with floor coverings, underfloor heating, and plastered walls. Of course, insulation and windows are included.

For a standard basement: 690 euros/m² (5,700 sq ft)
For a walk-out basement: 720 euros/m² (6,000 sq ft)

And these are additional costs – the general contractor would save on the foundation slab. This seems extremely expensive to me. Or are these inflated prices meant to leave room for negotiation? What do you think?

Isn't that correct? In all standard calculations found online, the slab foundation is always deducted.

Well, in 2017 those are the costs for a basement. I don’t find it cheap compared to 2009, but it’s not unusual at the moment. What prices have you researched? Did you calculate based on the external dimensions of your single-family house?

I had already received a rough estimate from a general contractor of 100,000 € for 100m² (1,076 sq ft) of floor area for a basement.

At the end of the day, a basement also has a slab; the cost is just accounted for there. Or do you think the basement stands directly on bare ground?

I mostly found figures between 400 and 700 euros per m² (approximately 37 to 65 sq ft), depending on the finish, of course. Then the base slab is deducted, which results in additional costs ranging from 180 to 400 euros per m² (17 to 37 sq ft). And that is obviously much lower than those 690 to 720 euros per m² (64 to 67 sq ft).

Calculations were done for a floor area between 60 and 75 m² (645 to 807 sq ft).

Yes, you are probably right. But in these sample calculations that you usually find, the base slab is always deducted.
