Hello everyone,
We are about to be awarded a plot of land for a semi-detached house.
Therefore, we are currently organizing the financing. Since our budget is quite tight, we plan to build without a basement. Construction is supposed to start soon.
We do not yet know the buyer of the other half, so we are not aware of their plans.
Our main concern now is, what happens if the neighbor wants to build a basement?
Is the neighbor required to start construction before us?
There is a building obligation / planning permission requirement within 5 years. What if we build immediately (without a basement) and the neighbor only builds later, for example in 5 years (with a basement)? We are worried that our house could be damaged as a result (for example to the foundation slab).
Would the neighbor then have to provide appropriate support for our house?

The 80% figure for basements was true back when chancellors were still named Helmut. Today (and you can clearly see this in the forum) most builders want slab-on-grade foundations to avoid building below ground. More often, there is tinkering back and forth about how much soil needs to be excavated here and filled there to create a level, watertight plot, even on slight slopes. Builders do want basements, but above ground as a nine-meter (30 feet) garage.
Especially for semi-detached houses, basements are the least popular option since they are seen as a cost factor. Don’t forget: if you are building a semi-detached house, the size of the plot is often limited, which means the construction width has to be narrower.
Logically, there usually isn’t “extra” money available to cover the additional cost of a slab foundation plus a basement.

... but at the same time, there is little space on your own towel, so "downwards" is not a completely bad option. However, I still consider the fear to be unfounded. If a developer builds both halves, they will make them identical anyway, and if there are actually two separate and unknown builders, it will be very expensive for the foundation contractor (their bad luck). But this is known in advance, so there is no reason to worry about bad feelings.
