we are currently planning to possibly purchase a plot of land directly from the municipality and have a house built on it by a developer.
The plot is 440m² (4740 ft²). The price is 190€ per m² (square meter) (developed).
The price for the planned bungalow is 246,500€ fully finished (except for painting. The terrace, driveway, and path to the house are paved), through a very reputable developer (they have built many houses here and also three in our family).
However, we plan to reduce the originally planned living area from 118m² (1270 ft²) to around 100-105m² (1075-1130 ft²).
A little about us:
My husband and I are 27 and 26 years old (together for 9 years, married for almost two years), with a dog, do not want children, and both work in permanent, “relatively” secure jobs.
Together we earn a net income of 4200€ (plus Christmas and holiday bonuses) and have 25,000€ in equity.
I would simply like to hear your assessment.
We have already consulted two banks, which naturally told us that we can afford it.

The main issue is that we want to own property as soon as possible; the real estate situation here in our village is terrible (over 200 applicants competed for 40 plots during the draw for the plots).
Used properties or condominiums are only junk listed on real estate platforms, as everything else is sold off-market.
We feel capable of handling the project but suffer from the “typical” fear of life uncertainties, such as one of us losing our job, etc.

Can any of you imagine what it's like to have to argue for something that should be a given? To hear statements like that? Have any of you ever been in the shoes of a minority?
Why am I so passionate about this? Yes, here in Germany we are nearly equal and at least don’t have to fear the government... a few kilometers further east, things are different... whether I look at countries with Islamic or Eastern Orthodox religions. There, people are tortured and murdered for whom they love. When I look at statements from some parties here in Germany, I feel just as afraid! Yes, I’m careful about what and how things are said and I give my opinion—exactly for these reasons. There is a problem here... not just a perceived one. I am glad for everyone who at least says they don’t have a problem with minorities—that is acceptance, and I am grateful to everyone who shows tolerance and defends these values.
And this is simply equality. We’re not taking anything away from anyone! Quite the opposite. We have just as much love to give as anyone else! If you mean the AfD, I can reassure you. That is a mix of left and right without any clue. A lesbian living in Switzerland gets elected to the board and is supposed to influence German politics with radical ideas. Otherwise, I agree with you, but I think minorities have a good life here in Germany. I’m not interested in other countries.
Regarding the original question about "general fear of life," I would say that if you give in to it, only elderly people like me would still be building. 😉 If you are young and still have a working life ahead of you, it’s reasonable to take out loans, just within a sensible limit. However, your equity seems quite low to me; I would save for a few more years. Apart from that, just over 100 m² (about 1,076 sq ft) for two people seems a bit tight, don’t you think?

All right; when our children were little, the four of us lived in a 60 m2 (645 sq ft) apartment and, even looking back, we never found it too small or cramped. Priorities, however, change over time and through life, don’t they? EVERYONE participating here, from the perspective of xx % of the German population, is basically facing a luxury problem...

But you shouldn’t compare a house without a basement to an apartment.
For example, the utility room is included in the living area of a house. In an apartment, the laundry cellar is often additional, as well as the heating and connections, which are separate from the living area.

In an apartment, the basement storage, as well as heating and utility connections, are often separate from the living area.We also don’t have a basement, only an external storage room of about 12 square meters (130 square feet).
