I am new here and have looked through all the topics, but I couldn’t find one like this.
We would like to build a house in Cologne.
It could be a prefab house or a custom-designed home.
Unfortunately, I find many providers online with huge price differences.
I want a two-story house in Mediterranean style, a basement, and a double garage.
Some call it a single-family home, others a villa.
Some offer it for 140,000, others for 500,000 or more.
Surely someone here has built something similar and can recommend or advise against someone.

As always in life, it is not a question of “either/or” but “both/and.” The cheapest price may seem affordable at first glance; by the time you move in, it has usually aligned with standard project costs – though the seller often doesn’t reveal this at the start because they worry about losing their commission. The most expensive provider does not have to fear these discussions with clients because a higher standard is already included in the base price – the rest is pure luxury, valued differently by each individual. Both approaches have in common that the truth usually lies in the middle.
If the contract for work and services is based on the current technical standards, the applicable DIN norms/regulations, the current energy saving regulations, as well as the current Renewable Energies Heat Act, the construction costs per square meter, depending on the size of the planned city villa, are realistically calculated between €1,200 (about $1,300) and €1,400 (about $1,500) for a solid masonry house; prefabricated houses tend to be priced somewhat higher due to their specific production requirements.
If you keep this in mind during your research, you will quickly be able to identify the reliable providers in the industry. Subsequently, you will pay attention to the rapport between you and the sales representative – if they do their job well, you will be spending quite some time together. Therefore, there is no “one” provider for everyone but a trustworthy provider among many that can offer the right solution for you.

What do you mean by "free planning"? Even a prefabricated house can be individually planned. You can find many examples of floor plans for townhouses online. If you want to calculate prices, you should also check online as there is a lot of information available. Maybe you will find an option here to calculate your townhouse with your own construction services.
