Hello everyone,
I have been a silent reader of this forum for months. Now, we are at the stage of choosing a home builder. An architect is not an option for various reasons. Our preferred builder has provided us with the following initial draft.
Development plan/restrictions: there is no development plan
Plot size: 500 sqm (5380 sq ft)
Slope
Site coverage ratio
Floor area ratio
Building envelope, building line, and boundary
Perimeter development
Number of parking spaces: 2 (preferably tandem)
Number of floors: 1.5
Roof type: gable roof
Architectural style
Orientation
Maximum heights/limits
Other requirements
Client requirements

Basement, floors: no basement
Number of occupants, age: 2 (31 and 32 years), 2 children planned
Space requirements on ground floor and upper floor: living room, guest/study room, 2 children’s rooms, bedroom

Traditional or modern construction: preferably modern

No, a sliding door will be installed there later. It just hasn’t been shown in the plans yet.

j.bautsch28 Mar 2017 08:23The advantage of having the dressing room is that you don’t have to walk through the bedroom twice, which could potentially wake your partner—something you generally want to avoid with a dressing room. Additionally, the wardrobes can be arranged as a "double row" without a corner unit (which I find very impractical). This would also allow the room to be a bit narrower. Two wardrobes of 60cm (24 inches) each plus 140cm (55 inches) (or even 120cm (47 inches)) in the middle add up to 2.6m (8.5 feet), which I consider really sufficient. The extra 38cm (15 inches) can be allocated to the kids’ room as a nice niche for shelves or a wardrobe if 120cm (47 inches) in the middle of the dressing room is enough.
@j.bautsch, please scroll back: Your suggestion (#27, but also #25) basically returns the walls to the (now improved) original condition.

Do you consider a roof pitch of 38 degrees with a knee wall height of 1.13 m (3 ft 8 in) sufficient? I am 1.93 m (6 ft 4 in) tall and want the sloped ceilings to be as high as possible. So far, we have seen 45 degrees with a knee wall height of 1.10 m (3 ft 7 in). That would definitely be sufficient. However, the extra cost for a 45-degree roof pitch is too high for us. Alternatively, we can increase the knee wall height to 1.37 m (4 ft 6 in) and keep the roof pitch at 38 degrees.
