Hello everyone,

my girlfriend and I are about to start building our house and have been working on the floor plan for some time. We created the drawings ourselves so far, without involving an architect, and we are currently at version 2.6. We have already requested almost all the quotes for this floor plan, and once we decide to build, we plan to consult an architect. Regarding structural engineering, we will probably need a steel beam for the large open-plan living and dining area, but that will be decided by the architect.

Right now, we are mainly interested in getting opinions from others who might see things from a different perspective than we do. It’s possible that we are overlooking some aspects while focusing so much on the floor plans.

What we mainly want is a large area for the kitchen (bottom left) and a spacious living and dining area. On the ground floor, there should be a guest room and a bathroom with a shower. In the basement, a separate apartment will be created, and on the upper floor, we want two children’s rooms (not yet existing) and need a large office. My girlfriend definitely wanted a walk-in closet with direct access to the bathroom. We will probably skip a laundry chute since it would end up in the separate apartment.

We would be very grateful for constructive feedback. In the picture showing the plot, a few meters are still missing in front of the garage.

PS: There is still a door missing between the garage and the entrance, and the windows are not yet in their final positions (for now, they are included just to count their number for the quotes).

The kitchen layout is not well designed. There are three awkward corners that limit usability, and the distance from the sink to the stove is far too long! For example, how do you plan to drain hot water? Carrying a hot pot across the kitchen? I would not wait to plan the kitchen until the floor plan is finalized; it’s better to do it while changes are still possible.

Why don’t you have an architect start over with the planning? I think it could be done better.

Here, too, I recommend reviewing the planning basics. The well-established guide from the Working Group on Modern Kitchens (AMK) is now also available online.

I would simply suggest preparing a cold and a hot meal as follows:

Take a recipe and the floor plan, where all functional furniture pieces and all storage locations for ingredients, cutlery, and dishes have been marked. Number these locations.

Then transfer the recipe into a route plan:

1. Go from A (pantry cupboard) to B (can opener) ...

An art in kitchen planning is keeping the “walking distance” of the housekeeper within reasonable limits.

The problem with photorealistic kitchen planners is that they tend to produce results that “look good” visually.

Still, I find a few things to criticize even there:

The small spotlights on the ceiling (a hybrid between recessed and surface-mounted lights) would not appeal to me at all.

In a kitchen run ending with a floor-to-ceiling cabinet, I wonder why it is finished off with a cabinet carcass instead of extending the wall further there.

Thank you for the suggestions. The kitchen layout was based on a cost estimate and how the space in the corner of the kitchen is arranged. The choice of cabinets and the placement of all components are probably not ideal. I asked a friend to put together a kitchen design for the given size so we could get an idea of how it would look.

I only just noticed that the floor plan images got cut off when rotated north, sorry about that. From the house edge, we have 8.5 meters (28 feet) to the back (the terrace) and 9 meters (30 feet) to the front from the end of the garage. Only now did I understand what was meant by parking sideways.

Sorry, my mistake.

just out of curiosity, why didn’t you involve a professional from the start to create a design (plus variants) based on your requirements?

What do you think about showing drafts 1.0 and 2.0 alongside this draft 2.6 here as well (possibly scaled down for comparison)?

Hi,

The only things I like are the large garages and the idea of the underground garage with a lifting system/glass floor. It kind of feels like the "jack of all trades." But now for a different question, how do you plan to finance this huge house? The garages alone could be worth almost as much as a small single-family home.
