Hello everyone,

my girlfriend and I are about to start building our house and have been working on the floor plan for some time. We created the drawings ourselves so far, without involving an architect, and we are currently at version 2.6. We have already requested almost all the quotes for this floor plan, and once we decide to build, we plan to consult an architect. Regarding structural engineering, we will probably need a steel beam for the large open-plan living and dining area, but that will be decided by the architect.

Right now, we are mainly interested in getting opinions from others who might see things from a different perspective than we do. It’s possible that we are overlooking some aspects while focusing so much on the floor plans.

What we mainly want is a large area for the kitchen (bottom left) and a spacious living and dining area. On the ground floor, there should be a guest room and a bathroom with a shower. In the basement, a separate apartment will be created, and on the upper floor, we want two children’s rooms (not yet existing) and need a large office. My girlfriend definitely wanted a walk-in closet with direct access to the bathroom. We will probably skip a laundry chute since it would end up in the separate apartment.

We would be very grateful for constructive feedback. In the picture showing the plot, a few meters are still missing in front of the garage.

PS: There is still a door missing between the garage and the entrance, and the windows are not yet in their final positions (for now, they are included just to count their number for the quotes).

Hmm ... hillside location? How do you access the secondary apartment?
Why are there two such large garages?
Upper floor = full story or knee wall?
Roof shape?
Why is the house positioned so far to the southeast? Huge front yard, hardly any garden space at the back.
Walk-in closet ... there’s no space for a 60 cm (24 inch) deep wardrobe anywhere … what do you plan to store there?
Why does the “work” room have to be so large?
Bathroom fixtures ... I don’t immediately see a good spot for a large shower.

What do you think makes it particularly good or bad?

That would be the checklist .

- The accessory apartment entrance is located on the floor plan on the left side in the middle.
- 2 garages because currently 3 cars, including a vintage car that will sometimes be repaired or maintained over winter. A convertible is also planned, which would bring the total to 4 cars. Garden tools and items such as a grill will also be stored in the garage. The garage and house will have almost 30 kWp photovoltaic system installed.
- No knee wall, hip roof with a 25-degree pitch
- The garden in the back is about 8 meters (26 ft) deep; we can’t build further forward because otherwise we would breach the 5-meter (16.5 ft) building setback from the street.
- The walk-in closet will be constructed using drywall partitions so that we can install Ikea Pax components to create a custom closet. We can obviously extend it a bit if needed.
- We need a lot of workspace because we both work extensively from home, and due to my partner’s paperwork, a lot of desk and storage space is required.
- We have already received a bathroom draft, but I have not yet integrated it into the plan. The idea is to save space by using a large shower. Unfortunately, the plan changed slightly after the first bathroom design, so it is currently not fully up to date.

Hmm, a 22 sqm (237 sq ft) hallway seems somewhat excessive to me. The placement on the plot also feels a bit awkward. A bathroom of 19 sqm (204 sq ft) is more like a hall, isn’t it? I’m also not really fond of the self-contained apartment; the bathroom is too far from the bedroom, and having to walk straight through the living room at night to use the toilet is inconvenient. Also, accessing the bedroom through the living room… well. Today I’m just complaining.

The main thing is that the person who’s going to live there likes it!

We have already made several changes but keep coming back to this design. Regarding the granny flat, it’s difficult to relocate the bathroom because it would then only have a light well window. The granny flat isn’t very large anyway. Currently, the path is about the same, and we don’t find it too problematic.

We don’t have another idea for the hallway. We also tried placing the front door next to the stairs, but since we need to access the garage, the hallway always ends up being quite large. There was a plan where the kitchen was on the other side, and you entered it directly from the garage, but that felt awkward. Since we haven’t moved in yet, we don’t really know if we’ll like it in reality, which is why we started this thread.

Yes, the bathroom is large, but it could be reduced slightly by making the walk-in closet a bit bigger. We might put the washing machine there, which would make good use of the space.

I think that once the offers are received, the plan will be obsolete. In my opinion, it is hardly suitable for approval anyway, especially with a four-car garage of 117 m² (1,260 sq ft) built so close to the boundary.

In my view, nothing better could happen to you than realizing it won’t work like this: the dimensions seem completely off here—between the main and secondary buildings, between the rooms, and within the rooms themselves.

If you built it like this, a lot of money would be spent on a lot of space with little enjoyment of the rooms.

I would be interested to learn about the process you used to develop this design.
