Bedroom facing north/east as it is the coolest room in the house and we like to wake up with sunrise; children’s rooms preferably separated from the bedroom; flush interior doors with 5mm (0.2 inch) aluminum frames; ground floor parquet flooring, upper floor vinyl/design flooring; bathroom tiles with wood look; the open space in the hallway on the upper floor should be a mix of a small second living room and play area for the children; circulation pump; controlled mechanical ventilation with humidity recovery; wood/aluminum windows

What do you like most? Why? The west side, because we have an unobstructed view to the west over fields and forest
What do you dislike? Why? So far nothing
Cost estimate by architect/planner: around €430,000 excluding ancillary construction costs, including slab on grade
Personal budget limit for the house, including fittings: €480,000 including ancillary construction costs (excluding kitchen and garden)
Preferred heating technology: air-to-water heat pump or geothermal with baskets

If you had to give up something, which details / expansions
-could you do without: external venetian blinds, wood/aluminum windows
-could you not do without: the flush-mounted doors

Why did the design end up this way?

It evolved from many previous drafts and matured over time

Here is the result of the night shift... I always have trouble with windows; they just aren’t my strong suit, and my software doesn’t support the window designs I have in mind. I adjusted the staircase to a rise of 17cm (6.7 inches) and a tread depth of 29cm (11.4 inches); this should make for a very comfortable staircase. The kitchen layout hasn’t been drawn in yet but is already planned mentally.

The open side of the staircase will be glazed.

My planning is intentionally incomplete because it is only a sketch for the architect, and the house will be developed together with the architect. My planning is just my electronic "paper sketch" to help me better visualize how it should and possibly will turn out.

So, I didn’t think the first version was that bad either. The new layout works as well. However, you need to swap the bedroom and bathroom because otherwise, how would the pipes go down? Definitely not through the living room. You’d be sitting downstairs and hear someone upstairs using the bathroom. That would be annoying.

Yes, you are right @Nordlys, I should swap the bedroom and bathroom, but then there won’t be any sunrise in the bedroom... well, I guess you have to make some compromises.

In winter, it hardly opens; in summer, it opens as early as 3 a.m. when you are still sleeping. So, it is overrated.

The problem with swapping the bathroom and bedroom is that on the east side there is a street running alongside, with other houses nearby. Therefore, I’m not sure how to design the windows in the east-facing bathroom without allowing too much visibility from outside. On the west side, there is an unobstructed view of fields and forest. Here is the land registry map for reference; the plot number is 495/10.
