Hello friends,
we have fallen in love with the house from the Allkauf House Trendline series.
Unfortunately, the Allkauf house is a bit too large and too expensive for us. We are looking for a similar shell house with the same great large window front. The house should be about 130m² - 145m² (1400 - 1560 sq ft) in size.
Does anyone know a comparable house?

Apart from the fact that you can ask almost any reputable supplier about the "shell house" option, where do you plan to build, and what is your budget? The window element you admire alone costs several thousand euros more, and, by the way, it also requires proper maintenance.

Hey construction expert,
the maximum price including the plot is 240,000€ (about 260,000 USD).
The house should be built in 47551 Bedburg-Hau or the surrounding area on a plot of approximately 450m² - 550m² (4850 sq ft - 5920 sq ft).
The house is simply too large for us; it should also have a basement.

The crucial question then becomes: What portion of the budget is left after covering the land, full site development, fees, notary costs, and so on? And what would actually remain for the house itself?

This includes a basement, which alone can cost anywhere between 30,000 and 50,000 (depending on the plot and soil conditions), and the potential need for soil removal with disposal fees, which can add another 10,000 to 15,000.

It therefore makes sense to determine these costs precisely first, and then see if there is still enough left for a shell house, or if it would have to be a self-build or co-build house. Alternatively, if the plot allows, it might be better to forgo the basement and instead enlarge the house or possibly an outbuilding (garage) to include a technical or storage room. With careful planning, this can be significantly more cost-effective.

thank you for your reply. For the fully serviced plot, it looks like around €45,000 will be needed. On top of that, additional fees such as notary costs will apply.
I have also just been thinking that I might be able to do without the basement thanks to the garage and the extended utility room, so that we can keep within budget.

I completely agree with you on that… besides, you will always need to keep a hidden emergency reserve somewhere, because things rarely go exactly as planned. You will be thankful for every thousand dollars saved. With a budget of 180,000 to 190,000, for a shell house without a basement, you are still on relatively safe ground. But once again, the advice is to calculate everything precisely first… then proceed accordingly. This way, you may be able to avoid bigger problems.
