Hello Forum!

We have been looking more closely into the topic of building our own home for a few months now.

We have the opportunity to purchase a plot of land at a reasonable price. If we go ahead with this, our budget for the house would be around 150,000 to 160,000 Euros.

With this budget, we would like a house with a basement, about 130 square meters (1,400 square feet) of living space, that ideally meets the Energy Efficiency House 70 standard.

Self-build work would be possible, although I’m not sure to what extent. I would say I’m fairly handy and have also helped with building my parents’ house.

We’re just not sure if it’s possible to realize our ideas within this price range.

We have seen a house that might fit... Am I allowed to mention the name here? (Company Ha..mann Haus)
That would cost around 140,000 Euros with a basement, in a painter-ready condition.

I hope someone here has experience with this and can offer us some guidance...

For a detached house of this size, you should budget a turnkey price of around +/- 155 thousand euros as a KfW 70 efficiency house on a slab foundation; for a full basement, you can add another 35 thousand euros.

Most homeowners tend to overestimate the amount of self-performed work (SPW), so I recommend carefully considering how much time you realistically can or want to invest after work, in the evenings, or on weekends. For a turnkey single-family home, flooring and painting work are usually not included. This alone will keep you busy for a significant number of hours given the house size you want.

If applicable, you might also be able to carry out tiling work yourself. However, you need to consider that then likely no interior window sills (part of the tiling trade), interior doors (wall thicknesses may not yet be final), or sanitary fixtures will be installed by the builder. Overall, this might save you about 10–12 thousand euros on a house of this size, of which you will still have to invest about three-quarters of the time yourself, since you will have to buy the materials.

Hello!

It’s difficult to list everything here. The wall and floor work (including plastering), the sanitary fixtures and tiles, the interior doors, etc., are missing. Similar to what you thought!

I also understand that I cannot expect these works to be completed as well.

The house is offered either with a slab foundation or a basement.

Perhaps I can give you the manufacturer’s name, and you could take a look at the description..?

I find the figures from Bauexperte at around 1190 €/m² (approximately $130 per sq ft) to be quite low.
That’s not much of a house and is close to the standard for a Massa house (1150 €/m²).

However, this is not yet a KfW 70 energy-efficient house with a basement. Given the budget, it’s likely a shell finished as a turnkey build with self-completion.
Why include a basement at all if the financing is tight?
The BAFA grant or the KfW funding would, of course, be a bonus.

Well, it’s doable, but only with a large portion of self-completion work.
I would only dare to manage a project like this with tradespeople acting as the builders.
The material costs for the self-completion part can probably be negotiated into the finishing package with some skill.

I don’t want to risk sounding like “paper is patient.” Attached you’ll find an animation of the house in question (ad-free), which as a KfW 70 energy-efficient house results in the stated fixed price: finished without a basement and built conventionally with aerated concrete, in the “turnkey” version. In this option, the builder still handles the finishing trades such as painting and flooring.

When I share my experience with prospective homeowners here, they can be sure I’m not dealing in castles in the air.
