ᐅ Cracks in drywall after just a few months

Hello, I am uploading the attached photos. Specifically, I would like to hear from experienced professionals whether these cracks are normal or if something went wrong here.

Details: Drywall construction completed in 08/2016, occupancy started in 08/2016. Cracks have been visible for about a month, with a tendency to increase. All photos are from the first floor.

Wall structure: Single-layer drywall, exterior wall 30cm (12 inches) Ytong block plus gypsum plaster. Everything painted by a painter using emulsion paint.

The largest cracks are mainly at the junction with the exterior wall, extending deep into the actual wall.

I find the cracks quite large...

To me, this looks like settlement cracks. The whole structure settles first, and paint alone doesn’t hold things together. That’s why wallpaper is applied, as it usually doesn’t tear along with the cracks.

Our house has been finished for just over a year, and we still occasionally hear such loud cracking sounds. Temperature differences are, of course, another cause of stress.

It doesn’t look great now, of course. If you have a warranty, you can of course contact your contractor and potentially have them come out. They will probably say the same thing.

Most likely, you just wait another 1–2 years, then repaint, and it will be fine.

I see these cracks in every house where the exterior walls are solid construction and the interior walls are drywall. By the way, we have the same issue.
It’s simply two different materials that react differently to temperature changes.

Our drywall installer anticipated this and advised us to fill all seams with acrylic after one year and, if necessary, apply wallpaper afterwards.

It can get worse.

However, this shouldn’t stop you from submitting a damage report to the general contractor. Who knows, maybe they’ll be in a good mood when reading it.

after about 2 years, we now have settlement cracks in the exterior facade. They are not very severe.

Does the builder do anything about this at all?

In our case, cracks up to a certain size were excluded from the warranty.

Thank you for the responses. Yes, the cracks are unsightly. We will see what steps we will take to address them.

It helps me to know that these are likely normal settlement cracks and that there is no other underlying cause. For now, we will continue to monitor the situation. So far, the cracks have only appeared on the edges of the drywall in the first floor (1st floor).

Of course, joints are also beyond the warranty period with our general contractor.

But cracks in the exterior facade are quite different from settlement cracks between a load-bearing wall and lightweight construction.
