Hello.

First of all: Single-family house, project with individual contracts

So far, we are not very satisfied with our architect. The planning process has been slow, communication insufficient, and there has been little consultation.

We plan to start construction in spring and are now wondering whether it makes sense to continue with him as the construction manager.

The first question is which services we actually need. We can coordinate the tradespeople ourselves. However, we are less able to assess whether a particular trade has been completed properly or if rework is necessary.

Is it possible to take on the construction management ourselves and hire an expert to inspect the work of the tradespeople, or is there more involved in "construction management," such as legal matters?

Seriously, building a house is a project and should be treated as such. The role of the construction manager is one of the most important. It requires a competent person, as a poor construction manager can cause a lot of problems.
