What changes or errors have we made in the layout of the individual floors?
Is the building cost estimate realistic? (According to the architect, approximately 13% additional incidental construction costs are to be expected.)

Plot size: 740 sqm, 31m x 23.9m (33,597 sqft, 102ft x 78ft)
Orientation: Entrance east, garden area west
Number of parking spaces: 2 plus double garage
Number of floors: 2 full stories
Roof type: Hipped roof

SebastianV.9 Dec 2016 14:09We specified a townhouse to the architect, as we are not really fans of a modern style. Therefore, there wasn’t much room for design. Clean lines were also specified.

SebastianV.9 Dec 2016 14:17The problem is that our bed alone takes up 2.4 m (7 ft 10 in) in width. With a small table on each side of the bed, the entire wall space is occupied.
It’s a matter of personal preference to have access to the balcony from the office. However, I don’t see any disadvantage in that.

In my opinion, this should make it possible to install a U-shaped kitchen with enough space for cooking.
I will add a site plan later so that the location of the pool can be discussed in detail.
The positions of the shower/bathtub and toilet have not been decided yet. We will review these together with our plumbing supplier.

Unfortunately, a site plan is also missing, for example the drawn-in pool. It reads as if you would have to walk wet through the living room back into the house. Therefore, I would generally reconsider the location of the house/pool and terrace.
Bathroom ... 14 sqm (150 sq ft) is okay, but the position of the shower/toilet ... no. Whether the bathroom should be accessible from two sides is more a matter of taste. I would just raise the point of "teenagers and overnight guests." In the bedroom, I would be interested in the bed position, presumably on the north wall ... This then really results in a lot of unused space. A better use of space on the upper floor would probably also allow for a small second bathroom to be installed.
But, as I said, the site plan is missing, and I would reconsider the intended use of the pool.

Which architectural style do you prefer now? My comment about the '80s/'90s was not about the house shape – there are elements (which I mentioned) that should be reconsidered to see if they still fit today. However, the staircase fits well with the old villa era but clearly not with modern design. This justifies my comment when it comes to modern architecture.
Since there are absolutely no elevations... 🙄

SebastianV.9 Dec 2016 15:18Attached is the site plan. I intended to build the pool facing west, as a north-facing position would take up too much of the property. Other suggestions regarding orientation or size are welcome (planned dimensions are approximately 9x3m (30x10 feet)).
