What changes or errors have we made in the layout of the individual floors?
Is the building cost estimate realistic? (According to the architect, approximately 13% additional incidental construction costs are to be expected.)
City villa / hipped roof
Plot size: 740 sqm, 31m x 23.9m (33,597 sqft, 102ft x 78ft)
Orientation: Entrance east, garden area west
Number of parking spaces: 2 plus double garage
Number of floors: 2 full stories
Roof type: Hipped roof
Style: Modern
Client requirements:
Style, roof type, building type: City villa, modern
Basement, floors: Fully basement, 2 full stories
Room requirements on ground floor and upper floor: Everything included in the floor plan
Office: Family use or home office?: Home office
Conservative or modern construction: Modern
Open kitchen
Number of dining seats: 10
Fireplace: Yes
Balcony, roof terrace: Yes
Garage, carport: Garage

Steffen808 Dec 2016 22:51Yes, typical that people ask about the purpose of 200sqm (2150 sqft) here. Well, to each their own. We are 2.5 persons and are building 225sqm (2420 sqft) plus 60sqm (645 sqft) attic (attic floor area even over 100sqm (1075 sqft)). I would also make it 350sqm (3765 sqft) if I could 🙂
@TE you are doing the right thing. We would have liked a basement too, but unfortunately it was dropped due to costs. 100,000 EUR was just too much...

There is no criticism regarding the 200 sqm (2,150 sq ft), but the result leaves much to be desired.
I would like to see the kitchen layout; due to the utility room planning, it already seems somewhat impractical.
Unfortunately, a site plan is missing as well, for example showing the pool. However, it reads more like you would have to walk through the living room while wet to get back into the house. Therefore, I would generally suggest reconsidering the positioning of the house, pool, and terrace.
Bathroom ... 14 sqm (150 sq ft) is acceptable, but the placement of the shower/toilet is not. Whether the bathroom needs to be accessible from two sides is a matter of personal preference. I would just mention the point "teenagers and overnight guests" for consideration. In the bedroom, I’m curious about the bed position—probably along the north wall. This would result in a lot of unused space. More efficient use of space on the upper floor could also allow for adding a small second bathroom.
But, as mentioned, the site plan is missing, and I would reconsider the intended use of the pool.

I actually find the floor plan quite nice. However, storing clothes in the bedroom doesn’t really make sense, so the bedroom should be smaller and the walk-in closet and bathroom larger.
