Hello everyone,
Due to a building setback on the plot, the house cannot be built as originally planned.
We have now designed a new floor plan ourselves.
Please share your opinions. Should anything still be changed or considered?

This approach doesn’t work.
First of all, it’s not possible to evaluate such a drawing reliably without a site plan, orientation details, and additional information.

Secondly, I wonder which fully grown person you know whose arm span measures less than 60cm (24 inches).
This means that in some areas of the house, you can only move by turning sideways.
Therefore, I won’t go into further details—whether the doors are incorrectly placed or the washbasin is under the sloped ceiling is almost irrelevant at this point.

We are as unfamiliar with the shape of the property as we are with the building requirements.
However, for a 370m² (about 4,000 sq ft) plot, one side of the lot must be at least 19m (62 feet) long.
So, the house could actually be larger.
Because of this, I believe the limiting factor in this case is not the property size but the budget (which is often the case with house building).
Since the basement is not even shown in the floor plan, I wonder what its actual purpose is. Is it just a traditional storage room for clutter and house systems?
My opinion is that you should critically reconsider the basement. If you decide to leave it out, the "savings" could easily allow for a significantly larger house...
